In recent years,the rate of urbanization in China has declined,the rate of urbanization has gradually slowed down,and it has begun to enter a phase of transformation focused on quality improvement.Urban development has also changed from "incremental" to "stock".Existing urban industrial parks,as the city’s stock land resources,have become the key targets of urban renewal in the new urbanization stage.Digging deep into the land resources of existing urban industrial areas has become an effective way to solve urban problems and alleviate the dilemma of urban land resources.At the same time,under the upsurge of urban underground space development,the advantages of existing urban industrial areas combined with the development of underground space have become increasingly prominent.How to scientifically and rationally develop the underground space of the existing urban industrial zone,and efficiently use the land resources of the existing urban industrial zone,has the effect of promoting the high-quality development of urbanization,promoting regional development,promoting regional vitality,and easing the conflict between industrial heritage protection and location renewal The significance is also a problem that needs to be solved urgently in the development of the underground space of the existing urban industrial zone.This paper combs through the relevant theories and research on the renewal of old industrial areas and the development of underground spaces,and combines with the field investigations on the status quo of multiple domestic cases to find the problems existing in the renewal of existing urban industrial areas.Relevant research has been carried out on the development needs of underground spaces in urban industrial areas.Based on the influencing factors of underground space development demand in existing urban industrial areas,this paper builds a theoretical model of the underground space demand forecasting index system.Based on the modified Delphi method,through expert consultation,the leading indicators are screened to obtain an optimal model for underground space demand prediction.On this basis,the establishment of an underground space demand prediction method for an existing urban industrial zone is then established.The specific impact mechanism of the leading indicators is analyzed and described.The protection zone planning and land development types of the industrial zone are used to evaluate the underground space development demand grade.1.The surrounding development status factors,rail transit elements,and underground space development status factors correct the demand grade,and then combine the case development experience and quantify each grade through expert system experience assignment.Considering that the purely relying on the scale of underground space development is insufficient in guiding practice in the development and utilization of underground space in existing urban industrial areas,this paper proposes different development types of existing urban industrial areas and different demand functions in underground space in terms of underground space demand functions.Research and sort out the functions of six common development types of underground space,including cultural development.Finally,taking the renewal of Saint-Gobain Industrial Zone in Xuzhou as an example,based on the overall plan of Xiadian District to which Saint-Gobain Industrial Zone belongs,the theory and methodology of underground space development needs of Saint-Gobain Industrial Area are practiced,and the demand for underground space development of Saint-Gobain Industrial Area Reasonable prediction of quantity and function type.There are 61 pictures,38 tables,and 79 references in this paper.
