| China’s economy has experienced rapid development for more than 40 years.At present,it has entered the stage of deepening reform.The consumption of residents has become the most important driving force for economic growth.From a global perspective,commercial complexes are the high-end consumer industry,which drives regional consumption activity.The role is very significant.As the political,cultural and economic center of the Northeast region,Shenyang City has put forward the goal of vigorously supporting the development of commercial complexes in the “13th Five-Year Plan”.On the one hand,the commercial layout needs to obey the overall planning of the city and rationally select the site according to the planning requirements;On the one hand,enterprises should evaluate the location of the site according to their product characteristics,business indicators,and profit prospects.In recent years,the reference to the theory of industrial site selection has provided new ideas for the location of commercial complexes.Among them,the spatial analysis technology of geographic information system(GIS)has played a prominent role.Based on GIS technology,this paper analyzes the spatial and temporal characteristics of Shenyang commercial complex,establishes a commercial complex location evaluation model based on spatial interaction model,and evaluates the location of existing commercial complexes in Shenyang,and based on the evaluation results,To provide advice for the subsequent commercial complex site selection and urban planning,the main conclusions are as follows: First,commercial complexes are positively related to macroeconomic indicators such as urban per capita GDP and total retail sales of social consumer goods.With the development of Shenyang cities,the number of commercial complexes in Shenyang will continue to increase steadily in the next few years,with a large scale and current stage.Urban demand does not match.Secondly,based on the customer visit rate and the visiting distance,the hierarchical model of the business circle is constructed.The results show that the radius of the urban,suburban and community core business districts decreases in turn.Using SPSS to fit the relationship between visit rate and customer source distance,the results show that community-type decay is faster than urban-type commercial complex.In terms of spatial distribution,the agglomeration effect of commercial complexes in Shenyang is obvious,and the proportion of urban areas is relatively high.Thirdly,the GIS spatial interaction model is established to evaluate the location of the commercial complex in Shenyang.The commercial complex with low location advantage is as high as 33%,and the location is not reasonable.Fourth,establish a commercial complex location evaluation model and comprehensively evaluate the typical commercial plots in Shenyang.The results show that the project site location dominance does not change with the project type,but by population concentration,traffic accessibility,and residents’ purchasing power.Comprehensive impact. |
