| With the advancement of the times,the maturity of residential areas and the improvement of people’s economic income,the consumption concept of people changing rapidly.Paying attention to high-quality life quality,pursuing a personalized lifestyle and preferring a rich and comfortable experience,are the characteristics of consumer demand that are gradually emerging in the new era.That has also spawned the entry of higher quality commercial facilities into our lives.In addition,community commerce,as the basis of the urban commercial system,is the main place to meet the basic consumption needs of residents,and is highly valued by the state.Moreover,our community commerce still has a high growth space comparing with European and American countries.And it is about to enter the golden period of development.The city-level commerce tends to be perfect and saturated,and the development of regional-level commerce has begun to take shape.The developers turn their investment perspective to community-level commerce gradually.Many first-tier and second-tier cities in our country encourage large-scale commerce and advanced commercial forms to enter the community to enhance the service level of community businesses.The community commercial complex has won the favor of consumers because of its convenience,accurate product positioning,rich commerce forms and high-quality services.It has been developed rapidly in many first-and second-tier cities.However,the emergence of community commercial complex in China is later,and its development experience is poor,lacking scientific guidance on site selection planning.Blindly following the trend of construction,it is easy to lead to the saturation or excess of community commerce and homogenization of competition.Due to improper site selection,the shops inside of community commercial complex were vacant and closed down,resulting in waste of resources.In summary,the site selection plan should be one of the most critical tasks in the planning and construction of community commercial complex.Operation and design are the two main research directions in the existing literature on community commercial complex,and there are few studies on its site selection.From the above,it is known that the site selection research of community commercial complex is imminent.The study aims to guide the location of community commercial complex scientifically.Firstly,it combs the concept,characteristics,functions,development process and status quo of community commercial complex in the existing literature to lay the foundation for further research.Secondly,The literature related to location selection of community commercial complex is studied and compared to the advantages and disadvantages of its location method,and takes the fuzzy analytic hierarchy process(FAHP)as the research method.Thirdly,the Bailian Xijiao Shopping Center and Pudong Thumb Square in Shanghai are selected as research cases to analyze and summarize the main factors affecting its location.Combined with relevant literature and expert opinions,the main influencing factors for community commercial complex site selection are summarized as follows: Urban Planning,Government Policies,Population Size,Consumption Levels,Natural Geological Conditions,Comprehensive Land Cost,Transportation Convenience,Competitive Advantage,Peripheral Social Infrastructure Allocation,Economic and Technical Indicators,Land Integrity.Finally,the FAHP is used to establish the site selection evaluation model,which is applied to the site selection evaluation of JinMaoWan Shopping Center and Thumb Square in Qingdao.The feasibility and effectiveness of the site selection evaluation model are verified. |
