| The report of the 19 th National Congress of the Communist Part y of China proposed to speed up the establishment of a housing s ystem with multi-agent suppl y,multi-channel securit y and simultaneous rent and purchase.The State Council also stress ed the need to "support the demand of residents to purchase their own houses,cultivate the housing rental market,and develop the housing with common propert y ri ght s",which is the go al of China’s housing s ystem reform and promotion in the future.Under t he trend that the central gov ernment strongl y supports the development of ren tal real estate projects,it is of great significance to study the real estate development risk management of long-t erm rental apartments.From the perspective of real estate deve lop ment enterprises,based on the theory of PMBOK project management,this paper studies the risk management of Xiting long-term rental apartment real estate development project from project approval to delivery operation,so as to summarize the risk management research with good applicabilit y for the enterprises of long-term apartment development in China.It mainl y includes the following contents:Firstl y,the related theories of risk management are elaborated,and the risk management is divided into four aspects: risk identification,risk anal ysis,risk evaluation,and risk response strategi es.At the same time,accordin g to the PMBOK project management s ystem,the real estate project is divided into three stages: the earl y stage of p roject planning,the stage of medium-term construction management and control,and the stage of co mpletion and operation in the later stage On the life cycle management of real estate projects.Secondl y,through the description of the work content of the three stages of Xiting long-term rental apartment project,this paper anal yzes the different risk t ypes and factors in each stage,and forms five first-class indicators of strategic risk,decision-making risk,compliance risk,management risk and operational risk,and 14 second-class indicators such as policy risk and management mode risk Standard evaluation s ystem.Thirdl y,through the questionnaire survey and AHP,the risk management index evaluation s ystem of Xiting long rental apartment project is anal yzed in depth.The fina l data show that the construction compliance risk and sales risk belong to level II(s mall)risk,but policy risk,legal compliance risk,human resource risk and propert y management risk are ver y close to II risk.Other risks are within the scope of level I risk.The final comprehensive risk assessment shows that the project is grade I risk,which shows that the project has very good operab ility.Therefore,the risk prevention of the project can be regarded as conventional risk preventionFinall y,this pape r puts forward the corresponding risk response and control measures. |
