The nature of risk management is a decision-making process, in which the negative influence that risks has to be avoided or reduced. This process mainly includes the following several stages:identification, estimation and evaluation, treatment and post-evaluation of the risk. Through risk management and control in real estate projects, risk loss of enterprises can be avoided or reduced, investment returns can be promoted, and the safety of residents’life and property can also be guaranteed. Risk management is an important means to promote the development of social economy, and also is the essential way for the healthy development of real estate industry. In recent years, although the real estate developers have been aware of the importance of risk management in real estate projects, and have gradually taken some measures to control the project risk effectively, the current research of risk management in China is still situated at the primary stage, which leads to the imperfection of risk analysis and management in real estate projects. Thus, not only can the study of risk management of real estate projects deepen the developers’ awareness of risk management, provide suggestions and solutions for risk management and improve their risk management level, but it also can further promote the study of risk management of real estate projects in China.The study discusses the process and methods of risk management of the project with the example of the third phase of real estate project of "Green Metro" in Jinan, adopting such methods as the survey, case analysis, induction, graphic method and statistical method. On the basis of detailed analysis on risk factors of the real estate project, combined with the characteristics of the project, the study combs the process of risk management, specifically describes and instantiates the ways how risk identification, risk assessment, risk handling and risk monitoring are carried on.The study shows the external and internal risk that the "Green Metro" faces. After the risk assessment of the project, Risk monitoring system should be established to manage and control these internal and external risks. The innovation of this study lies in the use of mixed analysis methods that combine theoretical researches, qualitative and quantitative analysis and case analysis. The study, Combining with the characteristics of the third phase of real estate project of "Green Metro" in Jinan, applies the risk management theory to practical project management, which was helpful for real estate developers to identify all kinds of risk appearing in all links of their management of development projects, and can conduct risk early warning, risk response and risk monitoring in the framework of risk management.
