| The development of prefabricated buildings in China is still in the primary stage,and the construction cost of prefabricated buildings is much higher than that of traditional cast-in-place buildings,which is the biggest factor that hinders the large-scale popularization of prefabricated buildings in China.This paper aims to create a calculation method of incremental cost of prefabricated buildings to accurately calculate the incremental cost items of prefabricated buildings,and further take more targeted countermeasures to reduce the cost of prefabricated buildings.First of all,the research background,significance and domestic and foreign status of prefabricated buildings are expounded,and the problems of high cost of prefabricated buildings are summarized according to the analysis of literature review.Based on the problems raised,this paper mainly discusses the incremental cost of prefabricated buildings compared with traditional cast-in-place buildings,and comprehensively uses qualitative,quantitative and practical case analysis methods to excavate the main incremental cost of prefabricated construction projects from the completed prefabricated construction projects.Then,through the systematic analysis of the incremental cost items of prefabricated buildings,guided by the evaluation standard of prefabricated buildings and the quota of engineering consumption,combing and classifying the related incremental cost sub-items,determining each incremental cost item of these two stages,and establishing the incremental cost index.Finally,the incremental cost calculation model and calculation formula of prefabricated buildings based on BIM technology are created.In order to calculate the incremental cost of prefabricated buildings more accurately,starting from the production stage of PC components and the construction stage on the spot,the complexity of the calculation is simplified.Further ensure the accuracy and availability of the research data and make the calculation results more reliable.According to the quota of assembly building list and the quota of traditional cast-in-place building list,the construction quantity and construction cost are calculated by the civil BIM model of matching building.Based on BIM technology,it can also simulate and calculate all kinds of consumption of related components in the construction process,apply the relevant list quota,and get the incremental cost of each sub-item accurately,which provides the basis for the accurate calculation of the incremental cost of prefabricated building.The incremental cost of fabricated building is calculated as 650.1 yuan / ㎡according to the created incremental cost index and the calculation formula based on BIM technology.In addition,the incremental cost of mechanical equipment in the two stages increases the most.in addition,the labor cost decreases more,the post-pouring concrete and overhead cost decrease.the incremental cost results are analyzed.this paper mainly puts forward some reasonable countermeasures based on the EPC management mode of BIM technology to reduce the incremental cost of fabricated building.Which help investors identify the maximum increase in costs and develop effective cost optimization strategies. |
