The construction industry is the pillar industry of China’s national economy,but China’s construction industry is still a labor-intensive,high-pollution,high-emission traditional industries dominated by traditional cast-in-place.The development of prefabricated buildings can effectively promote the transformation and upgrading of the construction industry and solve the current predicament.However,the current understanding of prefabricated buildings is not comprehensive and accurate.It is believed that prefabricated buildings require high investment and high cost,which hinders the development of fabricated buildings in China.Therefore,it is necessary to establish the theoretical method of cost-benefit analysis of fabricated buildings and comprehensively explore the feasibility and influencing factors of the development of fabricated buildings.Based on the review and compilation of a large amount of literature,this paper summarizes the current research status and related theories of fabricated buildings at home and abroad.In order to analyze the cost-effectiveness of the life cycle of the prefabricated building,firstly,the life cycle cost theory is used to analyze the incremental cost and benefit composition of the prefabricated building.Then the monetization calculation model of the full life cycle economic benefit and environmental benefit of the prefabricated building is proposed.Finally,an empirical study of cost-effectiveness and sensitivity analysis was conducted on a case building.The results show that if only economic benefits are considered,the cost-benefit evaluation of prefabricated buildings is not feasible,and the prefabricated buildings have no market investment potential,but the comprehensive analysis of economic and environmental benefits,the cost-effectiveness evaluation of fabricated buildings is feasible.Finally,considering the economic and environmental benefits of the prefabricated building,the sensitivity analysis of the factors affecting the cost-effectiveness of the prefabricated building is carried out,and the sensitivity ranking and critical value of these influencing factors are obtained.Countermeasures and suggestions for promoting the development of fabricated buildings were proposed.The research methods and results of this paper can provide theoretical methods for the measurement of building economics and environmental benefits,and can also provide reference for government departments to formulate reasonable economic incentive policies,which has important theoretical and practical significance for the development of fabricated buildings.
