| At present,the construction industry is in the process of transformation and upgrading of industrial modernization,as a new building mode of green and energysaving,prefabricated is a significant development orientation of building industrialization,which validly resolves the troubles of lacking energy sources and low productivity brought by traditional cast-in-place buildings.At present,by means of enforcing standards and supporting preferential policies,the correlate government sections of our country are actively pushing on the development of prefabricated building.The state putting a lot of energy to promote the development of construction industrialization,and gradually introducing and improving the correlative statutes and policies,but it did not achieve the expected effect,many construction units are holding a wait-and-see attitude towards the use of prefabricated building.The major reason is that its construction cost of the prefabricated building is more than that of the traditional building,which is not accepted by the construction unit due to the restriction for its development.Therefore,the economic evaluation of its cost and benefit is the key problem that must be solved,and the cost and benefit need to be quantified.In this thesis,the cost-benefit theory is applied to establish the economic evaluation system of prefabricated buildings,including incremental cost system and calculation method,incremental benefit system and calculation method,and aims to establish the economic evaluation system of the prefabricated building,the following researches are made in allusion to the cost and benefit problem of the prefabricated building.Firstly,according to the related standards of the prefabricated building,the thesis researches the differences between the cost and benefit of prefabricated building and traditional building in the process of project construction,constructs the incremental cost and benefit index system of prefabricated building,and explores the calculation method of incremental cost and benefit for the system.In order to analyze the relevance between prefabrication rate and incremental cost and benefit directly,this paper takes incremental financial benefit cost ratio as the major index of economic evaluation,aiming to provide a direct basis for the construction unit to determine the project plan.Finally,the actual project case is a hospital project in Siping City,Jilin Province.he feasibility and accuracy of this economic evaluation system are demonstrated.BIM is applied to comprehensively compare and analyze the cost and benefit differences between the prefabricated construction mode and the traditional cast-in-place mode,and the fit curve of prefabricated rate-incremental financial benefit cost comparison is drawn to identify the prefabricated rate and component combination with the best benefit of the project.The research results achieve the quantitative analysis of the economic feasibility of prefabricated buildings,provide theoretical support for the investment decision of construction units in prefabricated buildings,provide theoretical basis for the government to formulate preferential incentive policies,and promote the transformation and upgrading process of China’s construction industrialization. |
