With the continuous development of tourism,the tourism industry chain is continually extended and improved so that tourism real estate is gradually rising.As the government and consumers place an importance on cultural industries,cultural tourism rises abruptly as a new carrier and platform of cultural industry.Since 2009,Wanda Group have been engaged upon the tourist resort development investing heavily in the cultural tourism city.Wanda Group will transition to a new type of enterprise group based on the tourist,cultural and commercial real estate in 2020.As the pilot tourism project of Wanda Group,Wanda city,Changbai Moutain has an extraordinary significance.Firstly,research and analysis are made on planning and design of real estate projects concerning cultural tourism with reference to the domestic and foreign literature.Then in-depth investigation is conducted about the potential in cultural tourism and cultural tourism real estate industry.The cases of the town of Provence in French,ice-snow travel in Europe and Shenzhen OCT are studied to summarize the characteristics of cultural tourism,real estate and related development concepts.Moreover,resources and features of cultural tourism real estate in the Changbai Mountain areas are investigated and analyzed with the summarization of the natural,cultural and local ecological resources of Changbai Mountain and with the further discussion of advantages and the problems with the development of cult ural tourism real estate in Changbai Mountain areas.The suggestion is that more importance should be attached to the characteristics of the natural environment,geographical and cultural characteristics and northern themes.With the analysis of Harbin Wan da City and Wuxi Wanda city,development model and the target value of cultural tourism real estate are summarized.Finally,with the previous basic work,Wanda City,Changbai Moutain planning strategy research is made.First,in the overall planning of Wanda City,Changbai Moutain,the emphasis is placed on the resources conservation and optimal utilization on the basis of which development objectives,growth patterns,and roadmap are established.Second,Changbai geographical characteristics are considered to emphasize the local culture and atmosphere of performance space and then the theme resort is to be built.Then from the perspective of innovation and operation,the Changbai Mountain city macro planning and themes layout are made with the emphasis on the close connection between natural landscape and cultural landscape to meet the practical requirement of functional layout.Finally,from the design and management level,research is made on the social impact of the development and management of Changbai Mountain city.Based on Wanda cultural tourism,in-depth discussion and summary of planning strategies of cultural tourism real estate are given as suggestions for other enterprises with similar projects to develop cultural tourism real estate.
