Cross industry endowment real estate as the pension service industry and the real estate industry,is the traditional real estate transformation direction.But for Healthy Island,green island,long island,renowned Chinese and foreign Hainan,we are now faced with a variety of opportunities for development and growing market demand,but the government lagging behind the management system and the disorderly endowment real estate development model,has exposed the problems and disadvantages of quite a few,hindered the healthy development of Hainan pension industry.How to improve and innovate the existing pension industry development strategy,to seize the historical opportunity of the construction of international tourism island,the geographical advantage to better use,reasonable layout,vigorously develop the endowment real estate,promote the sustainable development of industry and regional economy,is an important point of this paper.This paper reviews based on the domestic and foreign pension industry development situation,the strategic environment review Hainan endowment real estate,through the PEST,SWOT and other analysis tools of strategic management application,carries on the appraisal to the Hainan endowment real estate development ability,put forward the overall strategic target for the development of Hainan pension industry,on the basis of this,the formulation the Hainan endowment estate near,long-term,three stages of the strategic target and the industrial layout,and the design of the strategy for the development of the corresponding evaluation index system.Through the research and analysis of various aspects,combined with industry development trend of Hainan,this paper argues that the Hainan endowment real estate in the development strategy on the whole,the early should make full use of its own advantages and external opportunities,cope with challenges and disadvantages,the difference in firm market,based on Hainan Province,to promote regional integration strategy,optimize the industrial structure,improve the industrial chain,industrial alliance was established,following the "green development" the road of sustainable development.The realization of the strategic target,cannot do without act with united strength,government and enterprise this paper think,Hainan endowment real estate go smoothly,the government should play a leading role,good top-level design,rational planning of pension industry layout,increase policy support,the establishment of industry system,for financial reform,the comprehensive development of associated with the endowment real estate products,service and personnel training,to guide the endowment real estate developers from the traditional single development subject to multi subject of joint development and operation of the strategic transformation,development of the industry at the same time pay attention to the protection of the ecological environment,and take the "green development,green rise" the road of sustainable development.
