Housing problem has always been the hot issues.It is not only the economic problem,at the same time it still affect social stability and harmonious important urbanization process accelerating,driven by the expansion of the real estate market development,resulting in the high price of real estate at this stage,rising too fast,so the limited purchasing power of residents unable to pay the high cost of housing,especially urban low-income groups,the new employment of college graduates and migrant workers,they rely on personal the meager strength is far from meeting the needs of their own how to reside.The government has formulated the multi-level indemnificatory housing policy,to solve the problem of difficult to improve its housing.However,during the specific indemnificatory housing policy of implementation,the government supply there are some problems,for example,most of the indemnificatory housing construction location relatively remote,construction quality existence hidden trouble,family,area design is not reasonable,and so on,make not fundamentally solve these be security group housing demand.So this paper transformation thinking,standing on the demand point of view,after investigation and assessment that at present,how to allocate various forms of indemnificatory housing construction is reasonable,which forms of indemnificatory housing is urgent leading indemnificatory housing,thereby,really solve the housing problem by security groups.The paper is divided into five chapters for research:The first chapter introduces the research background and significance of research;analysis of present research situation at home and abroad;and briefly on the main content,method.The second chapter introduces the concept of affordable housing and the main form;and discusses the characteristics of city residence,city changes development process theory;at the same time introduces the domestic and foreign affordable housing system in the development process,as affordable housing demand research provide theoretical support.The third chapter is one of the core content of the study,that the demand for affordable housing in the design of the index system.The demand for affordable housing index system design principles,and analysis of the relevant factors affecting the demand for affordable housing in accordable housing in accordance with its principles,so as to establish the demand for affordable housing index system,and a brief overview of the affordable housing needs assessment methodology.The fourth chapter is the empirical part,this chapter by selecting Shenyang city affordable housing demand as the analysis object,the city of Shenyang was security groups to investigate questionnaire,data collection and sorting out,applying the established index system and mathematical model of logarithm according to the analysis,evaluation,and gets the protection of Shenyang City Housing demand research conclusion.The fifth chapter is the conclusion.At present our country about affordable housing supply much research,but the research about affordable housing demand.This article through to the affordable housing demand influence factor analysis,and then put forward the affordable housing demand evaluation index system,analytic hierarchy process,comprehensive evaluation method of the integrated use of the affordable housing demand evaluation.I hope this study can be for government to formulate the affordable housing policy plays a certain reference role.
