At present,China has entered the rapid development stage of population aging.Our country is estimated to have more people aged above 65 years old will reach the world’s first to 2030 and will become the country with highest degree of population aging in the whole world.Meanwhile,owing to the implementation of family planning policy for long time,our country is facing increasingly serious problem of supporting the elderly.Therefore,it is urgent for our country to explore an effective pension mode.And accordingly,the pension real estate has emerged and developed under this background.In recent years,our country has published a series of favourable policies and measures for the pension industry when it restricts the real estate market strictly,as a result,the pension real estate industry faces a huge market space.In order to grasp the opportunity,the pension real estate development enterprises must carry out effective development strategy according to the market characteristics.Therefore,this thesis explored the development strategy of domestic pension real estate enterprises combined with actual situation.Based on the strategic management theory,the pension module Yincheng ESL Pension Service Co.,Ltd.of Yincheng Real Estate was taken as the research object.First of all,the current development situation of its pension real estate was combed,the development characteristics of China’s pension real estate was defined,the problems existed within the enterprise and in its pension real estate development were analyzed.Secondly,the macro environment faced by it in the development of pension real estate was analyzed from four aspects of politics,economy,technology and society,besides,the Michael Porter’s Five Forces Model was used to conduct comprehensive analysis on the market competition environment in the development of its pension real estate.Meanwhile,the deep development situation of its pension real estate was analyzed.Thirdly,based on environment analysis,the opportunities and threats faced by it in the development of pension real estate as well as its advantages and disadvantages were discussed,and the SWOT matrix was further established.Combined with its development vision and strategic objective,its development strategy was proposed,namely SO opportunity development strategy,which requires the enterprise to rely on external opportunity and internal advantages to develop its pension real estate.Finally,the corresponding countermeasures for the enterprise to develop its pension real estate were proposed,such as give full play to its own advantages and actively strengthen strategic cooperation;build and improve the system and form core capabilities;build an ecological platform for the elderly industry,innovate business models;do a good job in the market Break down and clarify project positioning.And in order to guarantee the implementation of the above measures,corresponding guarantee measures were proposed from four perspectives of operation management,organizational structure,human resource and enterprise culture so as to allow the enterprise to overcome its weaknesses as soon as possible based on external favorable opportunity and realize sustainable development.
