Research On The Willingness Of Green Retrofit Of Old Residential Areas Based On The Perspective Of Residents

Over the past 40 years of reform and opening up,resource crisis and environmental protection issues have become increasingly prominent with the development of economy and technology.At the same time,the improvement of urbanization rate not only aggravates the energy consumption and emission of urban areas,but also brings the pressure of the housing shortage.In the transition stage from "increment era" to "stock era",it is urgent for urban renewal to carry out organic renewal of the current urban decline area by green retrofitting as an effective means.As the main object of urban renewal,the renovation intention of the residents is the key factor to determine the progress and effect of the renovation.At present,the residents in old residential areas are mainly divided into two groups: residents and tenants.It is of great significance to study the main factors affecting the willingness of green retrofitting for residents and tenants to cooperate actively with the retrofit work and promoting the process of green retrofitting.Firstly,based on the Theory of Planned Behavior,Technology Acceptance Model and Social Learning Theory,and combined with literature review,the influencing factors set of greening retrofitting intention studied in this paper is drawn up,namely,"external environmental factors","internal personal quality" and "psychological activity factors",and the theoretical model is constructed.Subsequently,through questionnaires to residents and tenants in some old districts in Jinan urban area,empirical research was carried out to collect data.Finally,the structural equation model method is used to analyze and verify the reliability of the theoretical model,identify the main influencing factors,and put forward Suggestions.The findings are as follows:(1)the main influencing factors of residents' willingness to reform are "policy environment factors","perceived behavior control","green responsibility consciousness" and "perceived usefulness".(2)the main influencing factors of tenants' willingness to transform are "perceived behavior control","policy environment factors","green responsibility awareness" and "market environment factors".Effective measures can be formulated to promote the process of green transformation of old residential areas by establishing effective and diversified policy promotion mechanism,developing the greening rental housing market,strengthening the publicity and popularization of green buildings and retrofitting,and carrying out greening demonstration projects of old residential areas.Finally,promote green retrofitting process.
