The Choice And Logic Of Building Economy Service Mode From The Perspective Of Transaction Cost

Based on the research of building economy,combined with field research conducted in Beijing Business Center District,Hangzhou Qianjiang New City(core area),Hangzhou Xiacheng District,etc.,this paper clarifies the conceptual connotation of the building economy service mode,and divides the building economy service mode into three modes:fragmentation management mode,enterprise development service center mode and building community governance mode.Combined with practical cases,this paper analyzes and compares the three modes from the perspectives of theoretical foundation,governance agency setting,governance structure arrangement,and behavioral subj ect relationship.Based on the transaction cost theory,this paper proposes an analysis framework for analyzing the transaction cost of the building economy service mode in different realities and exploring the choice and logic of the building economy service mode.This paper mainly draws on Williamson's classification of transaction cost,which divides transaction cost into prior transaction cost and post transaction cost.The prior transaction cost mainly includes information cost and decision cost,and post transaction cost mainly includes management cost and maintenance cost.Based on the classification of transaction cost,this paper analyzes and compares the transaction cost of the three types of building economy service mode.By observing the evolution of the building economy service mode of S city,combined with the analysis framework based on the perspective of transaction cost,this paper believes that the logic of the evolution of S city's building economy service mode is to reduce the information cost by constructing a regional information interaction platform,reduce the decision cost by constructing a regional behavioral subject interaction platform,reduce management cost by adjusting governance structure and rationalizing intergovernmental relations,and reduce maintenance cost by constructing and consolidating a network of behavioral subj ect relationships.This paper believes that the choice of different building economy service modes in different regions in the same period can be regarded as a choice of building economy service mode which is in the sense of static.And the choice of different building economy service modes in the same region in different periods can be regarded as a choice of building economy service mode which is in the sense of dynamic.The choice and logic of building economy service mode is to build and operate a governance structure with lower transaction cost and promote sustainable and stable growth of the overall benefits of the region.
