Property management is an important livelihood project,and the production and life of the general public closely related.Property management is also an important part of urban management.It plays an important role in improving urban quality,improving living environment and promoting harmonious construction of residential areas.Among various types of modern service industry,property management shows the functions of government public management and reflects the level of government public service.Therefore,property management has been highly concerned by all sectors of society.In recent years,with the rapid development of the property industry,property service enterprises under the regulation of the market are also facing transformation.Some property service enterprises with standardized management,abundant capital and sufficient talent reserve are gradually occupying the market,and the original mode of managing their own development projects is being gradually broken.During the transition period,due to the characteristics of multiple subjects and multiple legal relationships in property management,the continuous lowering of the threshold for property service enterprises to engage in business,and the cancellation of practitioners' qualification,etc.,conflicts in the property industry arise suddenly during the transition period.It is necessary for the government to strengthen supervision and guidance,and promote the smooth transformation of the property industry with invisible hands.On the basis of public choice theory,principal-agent theory and community autonomy theory,combined with questionnaire survey,interviews,literature research and comparative analysis,this paper focuses on the supervision of property management by Zhenjiang municipal government.Discussion and questionnaire survey,by a large number of visits in the objective analysis of the current property management of zhenjiang city government regulation,such as incomplete system construction,government regulation system has not rationalized,regulatory coverage is not enough,lack of owner committee set up to guide mechanism,the property industry disputes long-standing problems.On the basis of analyzing the reasons,this paper puts forward specific measures for government supervision,and puts forward relevant countermeasures for government supervision from the aspects of speeding up the legal construction process of real estate industry,establishing and perfecting the new government supervision mechanism of real estate management,strengthening the work of resolving conflicts and disputes in real estate industry,and supporting related subjects of real estate management.
