In the 1990 s,China's urban real estate reforms led to the emergence of new social groups—owners,followed by the emergence of new types of social organizations—owners' committees.The owners' committee is an autonomous organization for the community to realize self-management,and it is an autonomous organization for the community's owners to protect their own interests and effectively protect their rights and interests.It plays an increasingly important role in community management.However,it is found in practice that most of the communities have not established an owner committee,and more of them have tried to establish an owner committee,but the establishment failed.Based on this,this article mainly analyzes the factors that affect the establishment of the owner committee,so as to actively and effectively promote the owner committee Of the establishment.This article first analyzes the existing literature and finds that the domestic scholars' research is mainly a series of studies carried out after the establishment of the owner committee in the community.Few scholars have analyzed the process of establishing the owner committee.Based on this,this paper has formed a framework that affects the establishment of the owners' committee through analysis of relevant theories,and combined with actual cases to accurately analyze the behavior of related subjects.Based on theoretical and empirical research,this paper proposes two research hypotheses,Respectively,the motivation for the owners to set up the owners' committee and the factors that affect the establishment of the owners' committee.In the process of empirical analysis of the research hypothesis,based on the point of statistical inference,the chisquare and binary logistic regression analysis methods were adopted,and the motivation for the owners to set up the owners' committee was significantly related to the satisfaction of the property services.The owners affected the owners' committee Significant factors for establishment,and the owner's willingness is an important part of the owner's influence.According to the research results,the owner's willingness to set up an owner's committee is significantly related to education level and monthly income level,and the owner,property and relevant government departments are significantly related relationship.Finally,based on the results of the study,this paper analyzes the countermeasures from the perspective of the subject to promote the establishment of the owners' committee.
