Research On Operation Problems Of Huxi Community Business Committee In Suzhou Industrial Park

With the reform of the economic system,the change of the housing system and the enhancement of the self-government consciousness of the owners,many new social organizations have appeared in Chinese cities,and the industry committee has emerged and flourished.As an autonomous organization,the industry committee has gradually become an indispensable part of community construction,but in actual operation,the performance of each industry committee is quite different.In order to give full play to the positive role of the industry committee in community construction,it is necessary to explore the causes of the operation of the industry committee,find out solutions,and then promote its sound operation.Based on the complaints of the autonomous subject(Industry Committee)and the auxiliary subject(property service enterprise,community neighborhood committee and owner)of the owners in Huxi community,this paper studies the literature and analyzes the facts by using the methods of interview,participatory observation and data analysis.It is found that it is difficult for the industry committee to be established and the election of the industry committee to be replaced is complicated There are some problems in the industry committee,such as the irregular process of dealing with the daily affairs of the community,the low enthusiasm of the owners to participate in the autonomy of the community,the lack of knowledge about the autonomy of the owners,the inadequate supervision of the property by the industry committee,the negative impact of the absence of the property on the operation of the industry committee,the excessive interference in the community affairs or the insufficient supervision and guidance of the industry committee;The housing age of the community is basically more than 10 years,the facilities and equipment are aging,and they are not properly handled,which leads to internal contradictions in the community.Through these problems,the operation of the industry committee in the owner autonomy and the assistance of the auxiliary subjects are studied.Based on the facts,this paper finds out the difficulties in the operation of the industry committee,finds out the factors that affect the operation of the industry committee,finds out that with the gradual growth of the population,the maturity of the commercial carrier,the improvement of the quality of life of the residents and the enhancement of legal democracy,the owner autonomy and the property management work present new contradictions and problems,and puts forward the effectiveness Countermeasures: put forward some opinions and suggestions on the long-term operation of the industry committee.
