Many old residential quarters in the city,due to the lack of professional property management,have become a short-board in the “barrel effect” of urban management,affecting the quality of life of residents.The “three for one industry” policy document provides a policy basis for the socialization of old community management,but the realization of social management of old community management is not smooth.Therefore,this paper intends to study the lag factors and countermeasures of the social management of the old community,so as to accelerate the realization of the socialization of the old community management,improve the living environment and quality of life of the residents,and achieve the goal of “advanced” and promote The implementation of the “three for one industry” policy.This paper is divided into three parts.The first part begins with the analysis of the status quo and management problems of the old community.According to the community conflict theory and the public choice theory,it manages the society from the four aspects of environmental factors,opposite relations,power factors and emotional factors.The analysis of stagnation causes the construction of the old community management socialization lag factor index system;the second part is based on the old community management socialization lag factor index system and theoretical hypothesis design questionnaire,through the establishment of logit model for investigation The data is calculated,and the hypothesis H1~H4 is verified according to the results of regression analysis of the survey data,and it is concluded that the influence of power factor on the socialization of old community management is notsignificant.The three major causes of socialization of old community management are historical factors.Property charges and ideas;the third part transforms the three major lags obtained through empirical analysis into the interests and costs of stakeholders involved in the socialization of old community management,and builds local government and property services from the perspective of interest balance.Three-party game model of enterprise and old community residents,through game equilibrium analysis Seeking to speed up the old residential management strategies socialization,found by the transformation of the old district,the establishment of regulatory mechanisms,property management companies Diversfied ways to effectively promote the socialization of the old district management process.This article is based on the analysis of the management model of old and old communities in Shaanxi Province(2018KRM050).The purpose is to speed up the process of socialization of old community management.The research results can provide reference for the introduction of property service enterprises in old communities,fill in shortcomings and improve residents.Quality of life and improvement of urban management.
