The research on rural community in China is another strategic proposition to explore theconstruction and development of rural society, following the household contract responsibility system.For a long time, the development between the urban and rural hasn’t been balanced; the construction ofinfrastructure and public service in the vast rural areas is far behind that of city. With the concept ofrural community, the implementation of rural communalization is a useful exploration to balance theurban and rural development and achieve urban and rural service equalization. Community managementis an important concept in the study of community issues, selecting an applicable management model isessential to the sustainable development of rural community. Therefore, it has a great significance tostudy rural community management model.In this paper, it analyses the characteristics and applicative conditions of administration-led type,cooperative type and self-government type of rural community management model, based on currentdomestic and overseas community management practice. Through field researching and summarizingthe typical cases, the rural community management model is classified as follows: suburban ruralcommunity model, major-town rural community model and ordinary rural community model accordingto the standard of administrative location.By factor analysis, a satisfaction evaluation system of rural community management model isconstructed, including a five first-level indicators and fourteen second-level indicators. And the systemevaluates it from five aspects:infrastructure, public service, basic social security, residents’ participationand the effect of comprehensive utilization. The survey is conducted in33pilot rural communities in14provinces and cities across the country. Taking the community inhabitant as the object, an Ordinal Logiteconometric model is established to evaluate different types of rural communities. The sequence of theoverall predicted probability of the satisfaction is:suburban rural community, major-town ruralcommunity and ordinary rural community. On the basis of the prediction, six policy recommendationsare proposed:reinforcing the construction of community infrastructure, improving community publicservice system, increasing government support, encouraging farmers to broadly participate, improvingthe quality of managers and developing the community economy.Innovation embodied in this paper is:Through field research, rural community management modelis reclassified according to the standard of administrative location, and the characteristics of varioustypes of models are summarized; combining qualitative description with quantitative analysis and usingeconometric model to evaluate the rural management situation objectively and systematically.
