As one of the conditions for survival,the foundation of economic development and social stability,housing has always been regarded as the basis of people's livelihood.At present,China is in the midst of a period of accelerated socialist modernization.It is worth noting that the data in the statistical bulletin indicate that China's population aged 60 and over surpassed the population aged 0-15 for the first time,and the problem of population aging has become increasingly serious with the acceleration of the urbanization process.So far,relevant research on the stable development of the real estate market and housing prices in economics has been focused on analyzing economic-related variables such as consumption,income,demand,supply,investment,and policy factors,but population factors are not included in the study.So this paper analyzes the influence mechanism of real estate price fluctuation from the perspective of population economy,analyzes the transmission effect of housing price from the change of population age structure,and combines the characteristics of China's current population aging,using the panel data of 31 provinces from 2005 to 2017 empirically test the relationship between population age structure changes and housing prices.Combined with the unit root test and hausman test,this paper uses the fixed effect model to estimate and,based on this,through the analysis of different economic development level areas,targeted to provide data support and policy advice for of different economic levels in stabilizing the real estate market.And we will support control the real estate market and improve the targeting and effectiveness of macroeconomic regulation and control.
