As the economic center of China,Shanghai attracts migrants from all over the country and becomes a typical immigrant city.As a global city,the huge size of the migrant population and the complex housing problems will bring the governance many challenges.And,the continuous demolition and transformation of urban villages has intensified the housing dilemma of low-income migrants.How to effectively solve the housing resettlement of the migrant population will become an important issue in the process of Shanghai moving towards global city.In this context,this paper focuses on the living conditions and living choices of the migrant population living in the village,and try to provide reference for relevant administrative departments.This paper is based on the classic theory of residential choice especially the lowincome groups abroad and the domestic empirical study of the living conditions and residential choices of migrants.The 8 urban villages in Shanghai which will be demolished soon are treated as the study area.The data was obtained from the questionnaire survey on the living conditions of migrants from 2017 to 2018.Using descriptive statistics to analyze the basic characteristics and the current living conditions of the migrants.The factor analysis is used to build the dimensional structure of the immigrants' residential preferences;then try to reveal the evolution pattern of residential preferences and give the explanation,at the time that migrants will soon lose current residence.Finally,trying to further understand the migrants' willingness of whether to stay,and the willingness of next residence for people who decide to stay in Shanghai,using logit regression to explore the main factors that influence the willingness of migrants.The results show that: 1)The income,education and employ status of migrants in urban villages have been divided.2)The migrants in the urban village are mainly family migration,with high mobility and the living conditions are poor.3)The migrants mainly considers the following six factors when they make residential choice: economic,employment,household condition,social relation,family formation and built environment;the importance of social relation has shown a downward trend,and built environment has increased significantly.4)The economic is the most important factor for the migrants and there is significant growth;the second is the distance between residence and employment,and whether there are more job opportunities around the residence is not considered;The importance of housing facilities has increased the most,and the per capita living space has also increased significantly,indicating that the migrants have the willingness to improve household condition;the social relationship with relatives and friends is the only indicator that drops significantly;children' s education has also improved significantly represented the family formation;the built environment is not considered by migrants,but compared to the previous result,the importance has increased.5)The economic income and employ stability of social stratification factors have a decisive influence on migrants' willingness to stay in Shanghai or not.A higher economic income and a stable job,will make the stronger willingness to stay in Shanghai.6)Social stratification factors,civilization of migrants factors and current household conditions have a significant impact on their willingness to residence.Higher educational level,stay longer,more family number together,more housing facilities,and larger the per capita housing space will promote migrants choose the residence with good household condition;educational and age have a significant impact on the willingness to choose the residence close to work;the older migrants have the tendency to the low-rent household,it can be predict that the group will continue to squat in the low-cost communities such as urban villages and suburban villages.
