Since the 21 st century,the society of China and most of the world has entered the era of knowledge economy.The proportion of the tertiary industry in the national economy of many countries is also increasing.As a branch of the service industry,property management service has also received more and more attention.At present,the development of property management in China has been more comprehensive,and there are many branches,such as office property,residential property,commercial property and so on.As a branch of property management,property management in Colleges and universities has been developing rapidly in China.The property management of colleges and universities mainly undertakes the service work of the rear service department of colleges and universities.After years of development,the service of some excellent property management companies in Colleges and universities has become an important guarantee for the schools they serve to carry out teaching work,and also a powerful factor to help colleges and universities improve their comprehensive quality,attract excellent teachers and students,and improve the overall level of running schools.On the basis of the purpose of logistics work in Colleges and universities,as an enterprise,the property management company in Colleges and universities has "dual attributes".On the one hand,it should serve teaching,scientific research,teachers and students.Like the logistics organization in Colleges and universities,it should shoulder the responsibility and obligation of "service,management and environment education".On the other hand,it should be independent Corporate enterprise,which has the characteristics of organization,profit-making,independence and so on.In the 1950 s,the concept of human resources was formally put forward.After nearly 70 years of development,the research on human resources management has been deepened and refined.The six modules of human resources planning,recruitment and allocation,training and development,performance management,compensation and welfare management,and labor relationship management have also been fully studied.As an important part of modern enterprise management,human resource management has been generally recognized by the society,and its importance as an effective means of enterprise management for various types of companies has also been deeply rooted in the hearts of the people.This paper takes K Company of university property management as an example,starting from six modules of human resource management,combining with relevant theories,analyzes the current situation and possible problems of human resource management of K company,and combining with the actual operation of K company,gives a plan suitable for K Company to optimize human resources,and finally puts forward corresponding guarantee measures for the implementation of the plan.The optimization of human resource management system can not only improve the overall management level of K company,but also provide reference for other college property management companies.
