An Empirical Study On The Residential Satisfaction Of University Teachers In Hangzhou

With the strengthening of the talent introduction policy in Hangzhou,the number of high-level talents entering major universities in Hangzhou is increasing year by year.The high price of commercial housing in Hangzhou affects the choice of talents.Therefore,it is necessary to pay attention to the satisfaction of public rental housing provided by universities in Hangzhou for teachers.The satisfaction degree of teachers' public rental housing is an important index to test the effect of high-level talents' public rental housing policy.It is very important to evaluate the satisfaction degree of teachers' public rental housing from the perspective of residents and find out the influencing factors.From the perspective of teachers living in public rental housing,this paper establishes an evaluation index system of teachers' living satisfaction in public rental housing based on customer satisfaction and combined with the model of domestic and foreign scholars' living satisfaction in public rental housing,and investigates and understands the current situation of residents on the spot.This paper uses mathematical statistics software to analyze the data,and probes into the main influencing factors of teachers' satisfaction with public rental housing.The main results are as follows:(1)Based on the customer satisfaction model and the influencing factors of public rental housing satisfaction established by other scholars,a teacher's public rental housing housing satisfaction model is established.(2)The index system of teachers' satisfaction with public rental housing is constructed,which is mainly divided into three levels.The first level index is teachers' satisfaction with public rental housing;the second level index is building environment,neighbourhood environment,location environment,price perception,housing satisfaction,household complaints and household loyalty seven modules;the third level index is a subdivision based on the second level index,specifically designed 40 indicators satisfaction questionnaire.(3)Taking the public rental housing community of teachers in lizeyuan of Hangzhou as an example,the index weight was determined through 76 weight questionnaires,and thequestionnaire survey of residential satisfaction was carried out.According to 388 questionnaires,the author analyzed the basic satisfaction of the residents and finally calculated that: the satisfaction degree of teachers' public rental housing decreased in turn according to the location environment,household loyalty,rental price,building environment,neighborhood environment,housing satisfaction and household complaints,and the overall satisfaction degree reached the general satisfaction degree.(4)Through the empirical research and analysis of the influencing factors of teachers' public rental housing satisfaction,this paper puts forward the corresponding measures to improve the residents' residential satisfaction from the aspects of optimizing public rental housing design,improving public rental housing supporting,strengthening intelligent management,building management mechanism,planning resource sharing,optimizing residential service,and puts forward suggestions for the construction and management of teachers' public rental housing.
