Study On Residence Intent Of Hangzhou University Graduates And Its Influencing Factors

College graduates are willing and able to stay in cities for a long time after graduation,which is not only a comprehensive reflection of the ecological environment of employment in various regions,but also an objective requirement to maintain the sustainable growth of urban economy.College graduates have a higher education level and a strong desire to integrate into urban life,which is also an important force for innovation in various cities.How to improve their urban residence intention is an important measure for China's urban development.Realistic situation is,however,has formed a kind of path dependence of China metropolis "resource polarization" type development path,concentrate resources also attracted a large number of people gathered at the same time,rising population will inevitably drive prices rise,and the undergraduate of actual purchasing ability is limited,housing consumption has become a major expenditure items of university graduates.The young people without houses and the families with housing difficulties are bound to fall into the psychological crisis of "house price phobia" and have the idea of escaping first-tier cities.In this case,what is the current residence status of college graduates and how does housing pressure affect their residence intention? All these problems need to be solved urgently.Based on the perspective of housing pressure,this paper explores the residence intention of college graduates in Hangzhou and analyzes the impact of different housing pressures on their willingness to stay in Hangzhou.First of all,this paper adopts Zhejiang university of technology,Zhejiang university of finance andeconomics,Zhejiang university and other colleges and universities in Hangzhou to conduct a formal questionnaire survey on 1215 college graduates who have graduated in recent 5 years and worked in Hangzhou,aiming to explore the factors influencing the residence intention of college graduates.The paper is divided into three aspects of analysis.First,the sample descriptive statistics analyzes the housing pressure and residence intention of current college graduates.Generally speaking,the proportion of college graduates renting houses in Hangzhou is higher,which is faced with the situation of small per capita housing area and high proportion of Shared renting.Housing pressure mainly faces economic housing pressure,housing quality pressure and family housing pressure.Secondly,empirical regression analysis of the impact of three kinds of housing pressure on college graduates' willingness to stay in Hangzhou.The empirical results show that economic housing pressure,housing quality pressure and family housing pressure are negatively correlated with residence intention.Finally,by further exploring the moderating effects of gender,love and marriage,salary increase and education background,it is found that all four factors have significant moderating effects on housing pressure and residence intention.
