Land use change is the result of many factors,such as natural environment and social economy.The reasonable reform of land property right system is the key to realize the optimal allocation and sustainable utilization of urban land resources.The research of land property right and land use change has gradually become the focus of attention of scholars.Related researches mainly focus on land property right change and land capitalization,land system reform and land use change,the driving mechanism of circulation of collective management construction land.But with the land property right from the perspective of quantitative analysis of land use change and spatial expansion characteristics is few,especially in the changes in land property rights during bottom-up process of industrialization and urbanization and its driving mechanism.In view of those,based on the summary of different stages of land property rights change process and the analysis of the present situation of the utilization of land in Nanhai District,change of land property right was divided into three stages,which were analyzed land use change features,and then Nanhai District was representative in the Pearl River Delta whose affects and mechanism of land use change by land property right change and system arrangement was discussed.Results show that:(1)Since 1987,Nanhai District land property right has gone through three stages of evolution,its essence is the land resources gradually transformed into assets and capital in the process.Including,the land paid investment package system in 1987,collective land resources are transferred to land assets,the structure of land property right has gradually become the pattern of"separation of the three powers";the reform of the land stock cooperative system in 1993,collective land resources are transferred to capital,the collective village highly master land control,the usufruct of land convert to stock;the influence of land policy in 2003,collective ownership of property rights turn to the state-owned property.(2)1987~2013,land use in Nanhai District appeared the phase change and land property right is the key factor of the land use change.In 1987~1992,land paid investment package system encourages the collective land ownership,use right and income right separation,land assets not only greatly improve the efficiency of agricultural production,but also promote the moderate scale management of agricultural land.Besides,the land use change is the most dramatic stage from1993~2002 in Nanhai District,the reform of land joint-stock cooperative system promote the collective construction land use rights transfer,accelerated the process of land capital,construction land rapid expansion,increasing 17093.54 hm~2.The land use intensity generally increased in each district;2003~2013,the tightening land policy promote the nationalization of property right of collective land,construction land expansion rate gradually slowed down,farmland decreasing trend under control,land development degree is gradually strengthened,and the regional difference is gradually reduced.(3)1987~2013,land using spatial pattern in Nanhai District appeared the phase change of?agricultural land agglomeration--rural industrialization fragmentation pattern--coexistence of agglomeration and fragmentation?.1987~1992,land paid investment package system promote the collective land scale management,the land use type is mainly agricultural land,land landscape layout and high degree of aggregation;1993~2002,the land joint-stock cooperative system strengthen the village and town government control of land,rural industrialization is carried out on a large scale,and the model of village and town as the unit is presented,which leading to rapid development of non-agriculturization and the fragmentation of land use spatial pattern;2003~2013,tightening land policy has accelerated the collective land property right turn to nationalization,industrial park of government is develop rapidly,the expansion is more concentrated,but the difference between the old and the new patch is obvious,showing the trend of the coexistence of agglomeration and fragmentation.(4)The driving forces of land use change in Nanhai District can be summarized as four aspects:capitalization of collective land,reform of land property right system,land management system and income approach of collective construction land circulation.And it plays a role in three stage of land property rights system changes.From the point of view of external factors,market economy development and land resource scarcity inspired the commodity property of collective land in Nanhai District,and promote the process of collective land capital movement;at the same time,Nanhai District land joint-stock cooperative system reform,collective land capital movement provides basic system,and the land property rights system of decentralized management system of rural collective land leads to the Nanhai District land use spatial pattern of fragmentation.From the point of view of internal factors,Nanhai District collective land capital movement accelerated the change of land use structure and spatial layout,and the income distribution the collective land differential land rent internalization is the industry with sustained expansion of an important driving force.
