As the real estate market has entered a "silver age",the real estate enterprises have not fully rely on commercial housing prices to obtain higher yields,mode of operation must also be vulgar management from the large input toward high efficiency of intensive management.It has become an inevitable choice for enterprises to squeeze out benefits from development cost.Domestic mature domestic enterprises such as country garden,has been able to get from the land to the opening only 5-7 months,became the industry standard.As a developer,it is not only necessary to learn the mode of extreme development,but also to learn how to strictly control each link of the supply chain and reduce the management ability of project development cost.This paper around the yongle taihujun real estate company project cost control of supply chain study this subject,operational management of the supply chain management and real estate enterprises cognition,on the basis of to yongle taihujun real estate company development project as the actual case,analyzes the problems existing in the project cost control of supply chain of taihujun Hopes of taihujun project supply chain cost management mode of real estate project find improving supply chain performance,way to improve company management level and management ability,to reduce overall development costs of the project,to increase corporate profits.First of all,this paper briefly introduces the development mode of Yongle real estate and Taihujun project,and the cooperation between the company and the entrusted enterprises at the stage of project design and construction.In the process of project development,the company takes the outsourcing strategy to control costs,and fails to achieve the expected goal in the implementation process,instead,it appears the problem of cost out of control.Secondly,according to the cost data of Taihujun project,the cost structure of the project is interpreted from the perspective of supply chain.It is found that the transaction cost of Taihujun project design and construction stage is too high.After the analysis of the target cost management of the project,the conclusion of the cooperation between the supply chain enterprises in the design and construction stage of Taihujun is obtained.Again,because Taihujun project development is used in business outsourcing strategy,in the analysis of the project design and construction stage and supply chain cooperation among enterprises mode,find out the problems in the two stages in the supply chain between enterprises on the lack of trust,it is difficult to form long-term and stable cooperative relations,information communication is not smooth,and put forward the corresponding improvement suggestion.Finally,the improvement measures are put forward according to the improvement suggestions mentioned above.It mainly includes the use of earned value cost schedule method to enhance the dynamic control of cost and schedule,and use BIM technology to establish information sharing platform and improve performance evaluation and incentive mechanism.We hope to cooperate fully with the key enterprises such as the design unit,the principal contractor and other key enterprises in supply chain,and establish a long-term stable partnership.According to the Taihujun project case with related research at home and abroad,this paper believes that small and medium-sized Real Estate Company by supply chain collaboration model in the project development process,from the perspective of enterprise long-term development to project cost management,rely on the information exchange and the cooperation of supply chain between enterprises,long-term cooperation,to achieve active intervention the purpose of the project cost management,the supply chain competition into internal supply chain and other real estate business.
