Population ageing is the important social problem that our country faced with and needed to solve at present,the population aging problem is more and more serious,the change of the concept of the aged and the improvement of the income level have put forward the request for the change of the way of providing for the aged in China,socialization and marketization of way of providing for the aged injected fresh energy for old-age market.The development of old-age real estate also reflects the needs of the society for middle and high-end aged services,which can enrich the administrative levels of China's aged services and provide more choices for the elderly.Based on a large amount of literature collection and analysis and participation in the specific old-age real estate projects,combined with the old-age real estate large investment,long payback period,the project operation is the key of old-age real estate,summarized demonstrated old-age service operators as the main body of old-age real estate projects,providing the service for the elderly,has an important role in the old-age real estate,it should be regarded as the core subject in the operation and development of the old-age real estate.Compared with the traditional real estate development,the old-age real estate has higher demand for capital,strength and operation management ability,and it is difficult for individual subject to do the project investment,development and operation at the same time.In view of this,it is necessary to explore the development and operation mode of old-age real estate in our country,this paper on the basis of the innovation of old-age real estate mature development operation mode,and put forward to operators as the core old-age real estate development and operation mode.This paper analyses the current China's old-age real estate developers,operators,universal model developer + operator model and insurance funds to the four development and operation mode.This paper analyzes the four main problems existing in our country's old-age real estate as operators,investors and developers of the three division of labor is not effective,the development level of old-age services industry chain is backward,lack of professional personnel,operators in the absence of preparatory work for old-age real estate projects.On the basis of the above research,the operators as the core old-age real estate development and operation mode is constructed.This model is demonstrated from two aspects of necessity and feasibility.analysis of the United States division of labor old-age real estate development and operation model,and summarizes the experience and enlightenment for the development of China's real estate old-age.the development and operation mechanism of this model is designed in detail according to the order of time of the project prophase,the project development and construction period and the project operation period,the division of responsibilities for operators,investors and developers is carried out.From the two aspects of its own strength and communication and coordination capabilities,and briefly analyzed the main partners of the operators—investors and developers.Requirements of operators as the core of this model are presented,and the main partners of the operators—investors and developers are briefly analyzed.The net rental model and principal operating mode two alternative operating mode.The four development and operation modes of China's old-age real estate,which are analyzed in this model and in chapter 3 of the thesis,contrast the two aspects of profit distribution and risk sharing.Through the analysis of the development and operation mode of the old-age real estate project,the case of Huludao Y old-age complex,this paper further demonstrates the feasibility of the new construction model.At the end of paper suggestions are made from six aspects of the future development of the new construction model as improve the financial and tax policies of the old-age industry,improve the old-age industry chain,accelerate operators to enhance the competitiveness of the brand construction,the importance of leading operators in the old-age real estate projects,participants should establish the concept of division of labor old-age real estate development operation,Pay attention to the training of old-age service talents.Operators as the core of the old-age real estate development and operation mode this paper f provides a new way for the development of China's old-age real estate,highlighting the core role of operators,can improve the degree of specialization,optimize the allocation of old-age resources,avoid the disadvantages of the participating parties and give full play to their respective advantages,share project risk.With the development of China's old-age real estate and the overall strength of operators,the research results of this paper will have better application value.
