In recent years,the real estate industry has entered a slow developed "Silver Age" from the high speed developed "Golden Age".It is facing the difficulties of continuous tightening of regulatory policies,double declines in sales and price growth,sluggish investment and increased inventory pressure.The economic returns of real estate companies have been severely impacted.Huixin Real Estates is actively seeking the road of enterprise management transformation,and will take the high running and paying attention to operation as a change of direction in order to reverse the adverse situation to gain a competitive advantage.And the establishment and improvement of the performance management system is the key measure to achieve this change.The first chapter of this paper,based on the understanding of the development status of the real estate industry,establishes the significance and objectives of the research.Based on the related theory of performance appraisal,this paper introduces non-system appraisal method(Rating Scales method,Ranking method)and system appraisal method(MBO,BSC,KPI),and determines the research content is the staff performance appraisal system of Huixin Real Estates.The research methods include literature review,questionnaire survey and field investigation.The second chapter,started with the related factors of the general situation of the enterprise,the status of human resources and performance appraisal,mainly analyzes the present situation of the performance appraisal system of Huixin Real Estates and determines its improvement space.Third chapter,using the questionnaire to determine Huixin Real Estates problems of performance appraisal system,concretely introduces the implementation process of the questionnaire survey,sort and analyze the data from questionnaire survey,which is an important part of this chapter by analyzing the results to explore the root causes of problems.The fourth chapter,the core part of this paper,based on the third chapter,it puts forward the measures to improve the performance appraisal system.It mainly introduces the many factors that need to be considered in the process of improvement and the principles that must be adhered to.And the balanced scorecard and key performance index method are used differently in the optimization design of the appraisal scheme for the staff of different classes.The fifth chapter is a comprehensive guarantee for the implementation of a new performance appraisal system.It has put forward specific requirements for the organization,system and personnel,which is conducive to the smooth implementation of the assessment system within the enterprise.The sixth chapter draws the conclusion according to the research content of this article.It thinks the performance appraisal system is a dynamic process,and the performance appraisal scheme design not only needs the corresponding theoretical support,but also needs to choose the appropriate appraisal method.Of course,there are still some deficiencies in this study,which need to be developed and perfected in the future practice in order to achieve the desired results.The characteristics of this paper are to overthrow the existing non-system appraisal method of Huixin Real Estates,and use the balance score card and key performance index method in the system appraisal method to design the staff performance appraisal scheme,setting different appraisal targets and weights for the managers and the grass-roots staff,so as to realize the concrete and explicit appraisal.
