Domestic real estate industry has greatly changed,the market into the "room live not fry","rental simultaneously" and the country will establish a long-term control mechanism to control the real estate market era,each big enterprise,profit margins decline year by year.In this background,to ensure that the real estate enterprise investment gain more returns,on the one hand,through product innovation,increase matching,improve service to enhance revenue,on the other hand,by reducing the cost to profit space.Therefore,how to effectively control the overall cost and realize the profit in the new industrial era is an urgent task for every real estate enterprise.In the project quality,time limit for a project management under the premise of standardization degree has increased to a certain level,to improve the profit margins of real estate project,in addition to form a complete set of project quality,and marketing concept,the more to the cost management of the salt.In traditional sussing out cost management ideas and methods of the construction project is yet to mature,to achieve more ideal effect of cost control,in addition to the application of new technology,new technology or new materials,to the whole project development cycle,development business in the whole chain control of total cost management is the current direction of the research and development of each room.Total cost management is a combination of the five theories of modern cost management.From the management stage,the total cost management system can be divided into several parts: advance,event,post and responsibility incentive mechanism.The total cost management system is divided into target cost management,dynamic cost monitoring,responsibility cost system construction and rigorous bidding management.After theoretical analysis,this paper combined with the management of first phase of the Y project,the management of the different stages of the whole cost management ideas and control point for the introduction and analysis,and according to the actual project Y case management cost effect analysis,find out the project management of innovation design break through the limit design problem,the principle of low bid project management,it is difficult during construction progress management and cost control of uncoordinated and flexible marketing expenses and the contradiction of strict cost management,cost management to better cooperate with financial cost control,etc.,Specifically from the whole industry chain to participate in cost management,carry out strategic cooperation relations,perfecting the responsibility cost system,and attaches great importance to the application of information technology tools,optimizes the allocation of human resources,reasonable arrangement of suggestion to improve sex rhythm of project development,etc.Through analysis,it is concluded that the practice of total cost managementsystem is a complex system work,which requires the participation and collaboration of all teams in the industry chain.The perfect cost responsibility system is the guarantee of the success of the whole cost management.Application of information tools can not only improve management efficiency,standardize and standardize process management,but also improve the management efficiency of trans-regional enterprises.
