In recent years,the development of housing market in Shanxi Province has been developed rapidly,but the development degree of each city is different,although the resident disposable income also obtains the big growth,but the growth house price and the income that the inhabitant obtains does not match,especially the middle and low income person's housing paying ability is inferior.Therefore,through the research on the coordination degree of housing market and residents ' income in Shanxi Province,it is very important to judge whether the development of housing market in Shanxi Province matches the income of residents,and to promote the development of housing market and improve the living standard of residents in Shanxi province.This paper takes Shanxi province as well as each prefecture-level city as the object of study,on the basis of expounding the correlation theory of the housing market and the residents ' income coordination degree,analyzes the housing market and residents ' income status in the province and the prefecture-level cities,from the supply of the commodity housing market,Trade and price,as well as the change and distribution of residents ' income,the index system of Coordination degree analysis is set up,and the coordination degree between the housing market and residents ' income in 2007-2016 province and 2016 is evaluated by using the association coordination degree model,the result shows that the coordination degree of Shanxi Province has experienced 2007-shifting from coordination to uncoordinated trends in 2009 and 2010-2016,from the type of coordination,2007,2011 and 2012 for the same class,with a basic coordination state,2009 and 2016 for the same class,2014 and 2015 for uncoordinated states,respectively,in 2008,2010 and 2013.Through the analysis of the coordination degree between the urban housing market and the residents ' income,we found that the overall coordination of the cities in 2016 was poor,Changzhi,Jincheng,Jinzhong,Linfen and Luliang showed weak coordination,Taiyuan,Yangquan and Xinzhou were uncoordinated,Datong,Shuozhou and Yuncheng were all maladjusted.Through the research on the change of the coordination degree between housing market and residents ' income in Shanxi Province,we can conclude that to improve the coordination of housing market and residents ' income in Shanxi Province,we must properly deal with and improve the relationship between housing market and residents ' income,and should change the situation of the future continuous imbalance from both the housing market and the residents ' income.That is,relying on the favorable conditions that can be obtained in the experimental zone of transformation in Shanxi to accelerate the transformation and development of the industrial structure to improve the income level of residents,through the active inventory policy,the development of leasing market and so on to promote the healthy development of the housing market.According to the situation of the prefecture-level cities,should be based on its different coordination and the conditions of the city,in particular,for the housing market development faster than the increase in residents income,such as Jinzhong prefecture-level cities,to rely on industrial parks and other development of the second to third industry;for the housing market development too fast Taiyuan,Yangquan and other prefecture-level cities,The need for policies such as finance to limit investment and speculative demand while increasing the income level of low-and middle-income groups to increase their purchasing power;for the housing market and the increase in income of residents in Datong,Yuncheng and other prefecture-level cities,need to rely on its rich natural,Cultural and Tourism resources vigorously develop the tertiary industry to promote employment and income growth,while the development of shared property and institutional rental housing to accelerate inventory digestion and market development.
