Over the past twenty years,taiyuan real estate market has achieved rapid development,but also as a result the house prices continue to rise,high housing prices have far out of the reach of the average urban residents.At the same time,high income groups with investment housing can gain more property income through rising house prices,resulting in an expansion of the overall income gap.Therefore,it is necessary based on the taiyuan city house prices continue to rise and the fact that urban residents income gap has widened by correct understanding of taiyuan city house price fluctuation influence on urban residents income gap,find out the specific conduction pathways and puts forward the corresponding countermeasures and Suggestions,to promote the healthy development of real estate market in taiyuan city and prevent further expanding income gap has an important practical significance and guiding significance.Through to the domestic and foreign scholars point of view,in this paper,the house price fluctuations and the concept of residents' income gap and the related theory are expounded,and the qualitative analyses on the impact of price fluctuations on residents' income gap conduction mechanism.In specific empirical analysis,this paper through the building,including taiyuan city housing prices and urban gini coefficient,the multivariate regression model,confirms the price fluctuation of urban residents have positive influence on the income gap,and then based on the taiyuan city 1999-2016 housing and urban gini coefficient of time series data vector autoregressive model is set up,the income gap of urban residents in housing prices and the interaction was analyzed,and concluded that taiyuan city house price fluctuation the positive impact on the urban residents income gap has certain hysteresis and long-term results.At the same time in order to more accurately reflect the taiyuan city house price fluctuations on the impact of urban residents income gap specific pathways,taiyuan,this paper selected house prices and rents,house prices and bank lending,new commodity housing price index and the urban consumer price index,three sets of data,respectively the theoretical part of the wealth effect,the credit effect and the effect of inflation transmission mechanism for granger causality test,found that only the wealth effect and the effect of the credit in accordance with the actual situation of taiyuan city.Solution on the impact of house price fluctuations on urban residents income gap problem,not only need to price itself put forward the corresponding countermeasure,also need to house prices and other factors influencing the income gap of urban residents in combination.Therefore,this article in accordance with the policy coordination of different income groups and differentiation of measures the train of thought,according to the result of empirical analysis and combining the actual situation of taiyuan,promote the balanced development of the city,and optimizing tax credit policy,standardizing housing rental market and expand income source of advice.In this paper,the effect of housing price fluctuation on income gap of urban residents should be analyzed by combining the theoretical transmission mechanism with the actual situation of the city.In this article,therefore,to determine the taiyuan city house price fluctuations can cause long-term positive effects of urban residents income gap,on the basis of joined the specific pathway analysis,in order to more accurately reflect the price fluctuations affect urban residents income gap.
