| The rapid development of urbanization and the rising of social economy marked the people's living standards greatly improved in our country,but also it is accompanied by many social contradictions,such as the expansion of urban land and the scarcity of urban land resources,housing demand is too high and land is not available,etc.The key to solve the above contradiction lies in the supply side,and land is the important factor of the supply side reform.Therefore,the rational layout and effective control of urban land is the fundamental solution to the problem.Urban land supply efficiency is a measure of the effect of land elements in supply-side reform,and it is necessary to study the efficiency of urban land supply.Urban land supply efficiency reflects the spatial price characteristics,spatial quantity and spatial frequency characteristics of urban land supply.And it provides a scientific reference for solving the three major problems "where,how much and what to supply" of the future urban land supply by analyzing the supply efficiency in the long period.Research based on the real estate registration data,according to the data characteristics to separate out land,real estate related data,and big data fusion,replenish its social,economic attribute,the formation of land supply efficiency research data set.The street is the spatial scale,to supply efficiency research framework,first of all,the classification and grading of land supply price,quantity,frequency,and the real estate price,quantity,frequency is divided into different categories,the supply of land and real estate in the same position matching combination of input and output characteristics,then set up elements matching score rules,getting the total score of the street.The efficiency results were obtained by using the profiling label technique of cluster analysis.Furthermore,the Geo-detector technology is used to explore the spatial differentiation of feature features,and samples are selected for verification and analysis to verify the reliability of the results.This article takes Chengdu "five counties" as a case study,Firstly the author summarizes previous researches and defines the connotation of urban land supply efficiency.Then,the results of the characteristics of the street are found by the use of grading techniques: the distribution of price feature space is more dispersed,and the high combination streets are the least;the quantity characteristics of the three loop are more significant;and the frequency characteristics show a local continuous distribution,such as the high and high assemblage of the southeast.In the result of urban land supply efficiency by the technique of profiling,the number of "efficient" streets is the least,and is mainly distributed outside the second ring;the second is the "high price and low supply",which accounts for 21.93% of the total street area;"low prices and high sales" have the most streets,and they are widely distributed.Furthermore,there is a strong spatial correlation between the efficiency elements by the Geo-detector.Therefore,the main conclusions of this paper are as follows:(1)The real estate registration data can accurately depict the land supply and real estate output of the research unit,and it is of great significance for the study of urban land supply efficiency;(2)in general,the supply efficiency of the research area is dominated by "low price and high sales",and the "efficient" land supply is the most concentrated in the south,this will continue to increase land supply to accommodate regional development;(3)Where the supply is effected by price,quantity and frequency,how much land is determined by quantity and frequency characteristics;what type of supply is determined by the profiling of the supplied land and the produced real estate in the street;(4)through comparison and verification of the supply policies in the sample area,this shows that it is feasible to study the urban land supply efficiency with the method of feature characterization profiling analysis,and this method can provide reasonable reference for the urban land supply,also can effectively promote the real estate market and the healthy development of land market. |
