Urban land reserve system is a great innovation of the state land management system, which is worked together by the reform of economic system and land system, etc, and has had a tremendous effect on the planning and building of city and real estate market. The urban land reserve system, which is an important part of the macro-control system, is implemented in controlling real estate market.In this paper, the impact of land reserve on real estate market is discussed. First of all, the connotation of urban land reserves is formulated, and the cause of LRS based on the background of system building is introduced; secondly, the orientation and aim of urban land reserve system's function is explained and the progress in foreign land reserves research is recommended, and many successful experiences can be used for reference. The various models of domestic land reserves are compared and the economic and societal effect caused by land reserves, which is a public policy, is analyzed. This article focuses on the topics of the impact of land reserve on land market and the relationship between land market and real estate market,according to Lan Zhou's empirical work, the impact of land reserve on real estate market is analyzed. A proposal that the function of LRS should be given full play, is brought forward to reduce house prices, and is likely to offer theory directing macro-control of the real estate market.
