Since China's housing supply system has been transformed from physicaldistribution to monetary allocation,from the unit welfare housing distribution to the market supply oriented commercial housing,China's housing market has undergone unprecedented changes,and has become a pillar industry of the national economy since then.However,this also causes speculation in the housing market.Housing prices are rising too fast and real housing demand is limited.The housing problem of residents is becoming more and more serious.Therefore,for the steady and healthy development of housing industry,the improvement of housing system and the effective solution of housing difficulties,people urgently need to discuss the housing payment capacity of residents.The so-called housing payment capacity,simply speaking,is affordable housing,which is the basis for measuring the housing consumption ability of the residents,and is a commonly used tool to evaluate housing price level.For the calculation of housing affordability,calculation method of domestic scholars in the field are mostly used ratio method and residual income method,average income,these two methods have their own defects,so this paper analyzes six kinds of calculation methods advantages and disadvantages,finally chose to weigh all the pros and cons of housing affordability ratio method and quadrant model as the calculation method of average income,the two methods can measure the residents more scientific and comprehensive housing affordability.At present,the research on housing payment capacity in China is mainly concentrated in developing cities or some provincial capitals,but there are few studies on the lagging provinces and cities.In order to deeply analyze the housing payment capacity of residents in general provinces and cities,the housing payment capacity of urban residents in different cities of Hebei province is taken as the research object.Because residents' housing payment capacity is affected by regional differences,this paper analyzes the influencing factors,and identifies the main factors that affect the housing payment ability of urban residents in Hebei province.This paper will take the housing affordability of urban residents in all levels of Hebei Province as the research object,and study the theory of housing affordability andthe common measurement methods,and quantitatively and qualitatively analyze the influencing factors of the housing affordability of urban residents in Hebei province.A detailed analysis,using the calculation method of selection and main indicators of the country level city in Hebei province urban residents housing affordability results showed that due to the rapid rise in income growth can not keep up the pace of housing prices and inadequate housing supply and other causes of Hebei province urban residents generally exist in the housing problem first pay monthly pressure is greater than the pressure,In particular,Shijiazhuang and Langfang are not only more than 7 of the price and income ratio,but also the two cities with the biggest pressure on the first payment of housing.Regional differences in housing problems between the housing problems of urban residents in Hebei province and municipalities,combining with the influence factors of urban residents in Hebei province housing affordability,summed up the effective measures to enhance the Hebei province housing affordability of urban residents and suggestions for.It is hoped that the analysis of housing affordability of urban residents in Hebei will provide references for scholars to further explore housing payment capacity.
