Research On Investment Control In HX Real Estate Project Design Stage

The investment control work of real estate construction project runs through the whole process of project construction,which is divided into four stages: pre-development,planning and design,project implementation and delivery.The level of investment management in the project planning and design stage affects the total investment of the project from 35% to 75%.So,the design stage is the key stage to control the investment of the project and enhance the project value.It is the key factor to determine the success of the project.Therefore,the study of investment control in real estate engineering design stage is of great significance.Based on the HX real estate project,this paper analyzes the present situation and problems of the investment management of the commercial housing project in the design stage,and puts forward the idea of introducing the value engineering theory into the investment control management at the design stage.The evaluation index system of design scheme is established,and the evaluation method of design scheme is given by AHP.By calculating the function index coefficient and cost index coefficient,the value coefficient is obtained synthetically,and the optimal scheme is determined according to the result ranking.Finally,an example is given to verify the feasibility of the method and provide the basis for the selection of similar projects..
