| With the advent of a comprehensive period of deepening reforms and the rapid advancement of industrialization and urbanization,the importance of land resources continues to rise,and the high demand for construction land is constantly emerging.China is currently and will be in a situation of long-term population and land shortage.Unlimited construction land demand and limited use of land resources are in contradiction.Continuous expansion of urban development and sustainable ecological protection are contradictory.Therefore,this paper carries out a study on the evaluation of the conservation and intensive use of construction land in the downtown area of Shangrao City.Its purpose is to understand and grasp the land use in this area.Its significance is to promote the use of urban construction land and the sustainability of urban development.This article mainly includes the delineation of research areas and functional areas,data surveys,qualitative analysis of the status of land use,quantitative evaluation of the status of land use,and potential measurement.Through analysis of potential measurement results and comprehensive analysis of intensive utilization conditions,objective assessment of the main features,effects,existing major problems,gaps,and causes of the downtown area of Shangrao,explores the potential for intensive use of land within the downtown area of Shangrao and provides goals of improvement and ways to tap potentials.The main results of the study are as follows:1)319 functional areas were designated for construction land in the downtown area of Shangrao,of which 213 were divided into residential function areas,accounting for 54.75%of the research area,with an area of 2685.8478hm~2;23 commercial functional areas,accounting for 4.21%of the research area,with an area of 206.5957hm~2.41 industrial functional areas,accounting for 12.54%of the study area,with an area of 615.0531hm~2;10functional administrative areas,accounting for 1.75%of the study area,with an area of85.8955hm~2;9 education function areas,accounting for 3.33%of the study area,with an area of 163.5193hm~2;23 other functional areas,accounting for 3.68%of the study area,with an area of 180.5242hm~2.2)The intensive use situation of land for construction land use in central urban area of Shangrao is divided into intensive utilization area and moderate utilization area.There are155 intensive use areas,with an area of 2316.5770hm~2,103 moderate utilization areas,with an area of 1117.7670hm~2,61 low utilization areas,with an area of 109.183hm~2.Among them,residence,education and business are mostly intensive use areas,the degree of intensive use of land is good;administrative functional areas are mostly moderate utilization areas,and the degree of intensive use of land is general;industrial and other functional areas are mostly low utilization areas,the degree of intensive land use still need to be strengthened.3)The study on the intensive utilization of construction land in the downtown area of Shangrao used a method--calculating the potential of each land use benefit.it is mainly calculated in five aspects,namely,the potential zoning,the scale potential and the economic potential,configuration potential uses time series and urban land saving rates.At present,the land in the downtown area of Shangrao is basically used effectively,and the degree of land intensive use is relatively high.While the downtown area still has potential to be tapped.The research provides a reference for the promotion of land use and land management in the downtown area of Shangrao,and saving and intensive use of urban land. |
