At present,as the third industry of China's economic development,real estate has become the lifeblood of our national economy,it is constantly promoting the steady growth of the economy,but also stimulating the economic development.However,in recent years,there have been some undesirable phenomena in the real estate market in China.The irrational growth of house prices and the nonstandard operation of the market have restricted the sound development of the real estate market.This phenomenon also has a negative impact on China's economic development,social stability and people's harmony.In order to effectively solve this problem,the State Council in 2003 has introduced a number of real estate regulatory measures,but with little success.In China,local governments,banks and other financial institutions,securities,real estate and housing are the main body of the real estate market,the local government body is very prominent,the most important and most influential role behavior.Therefore,the research and exploration of the problems and the Countermeasures of our government's real estate management policy is a practical problem.This article will take Beijing city as the research two problems of China's real estate industry in the case of system:first,the main problems of real estate management policy of our government in;second,research to promote China's central government real estate macro-control policies to achieve the desired goal,optimization strategies to achieve stable and healthy development the real estate market in china.The idea of this paper is:starting from the theory of government real estate management policy in our country,then taking Beijing city as an example analysis of the real estate management policy of Beijing area government,and then learn from the advanced mode of foreign governments in the management of the real estate industry,put forward some improvement of government real estate management policy suggestions.This paper is divided into four parts.The first part describes the background and significance of the article,literature review,research methods and innovation.The second part is the theoretical basis of the article,mainly on the real estate management policy theory and meaning.The third part is the key part of the article,the main research is the Beijing real estate market development history and management situation,and through the real estate administration policy problems in Beijing area for a number of data.The fourth part is the countermeasures,the main discussion is to solve the problem of Beijing government real estate management policy.This paper makes full use of the combination of theory and practice are discussed on the management policy of the government of Beijing real estate area,effective theories and foreign advanced management method,combined with the actual situation of Chinese,puts forward countermeasures to solve the problems of government real estate management policy in Beijing area,such as the success of absorbing foreign advanced experience and outstanding achievements of the role of the government in the real estate management in the reasonable location;to optimize the real estate supply and demand structure,rational utilization of land resources development,and sustainable development;actively improve housing security and provident fund system;nonprofit organizations play an active role and other relevant agencies.
