After the housing reform in 1998,urban land is stepping into the market gradually as essential productive factors.With the constant development of urban land market in China,the transaction activities of urban land have become increasingly active and land price has been kept a high level in China.As a result,how to give full play to the market mechanism has become the focus of relevant departments and research scholars.As the key to the changes and stability of the land market,the factors influencing the land price,the spatial distribution of the land price,and the changing trend of the land price are the basis for formulating macro land policies and improving the efficiency of urban land use.Through literature review,it is found that most scholars studying on the impact of land price tend to focus on a single factor or several factors,and ignore the relationship between factors.Besides,most previous studies adopt the ordinary least square method,which ignores the spatial heterogeneity of land price and the spatial correlation between the factors.In order to explore spatial pattern and influencing factors of urban land price,study the effect of these factors on urban land price,this paper combs the factors that influence the land price comprehensively on the basis of the current regulations for urban land valuation and relevant literature and extracts 24 factors that influence the land price.Then the hierarchical and regional analysis of the extracted influencing factors is carried out by using the interpretative structural model(ISM),and the hierarchical relationship between the influencing factors is clarified.Finally,12 basic interpretative factors that influence the land price are obtained,on the basis of which the selection system of factors that influence the land price based on natural value and social value is established.In the field of empirical research,this paper selects the Jiulongpo district in Chongqing as study area,establishes the digital land price model of the land market of study area in recent years,and uses geostatistics analysis and GIS technique to describe the spatial pattern of land price and its influencing factors.In addition,the spatial heterogeneity of the effect of these factors on urban land price is calculated and analyzed in this paper by using geographically weighted regression model(GWR).The study finds that the spatial pattern of urban land price in study area presents the feature of high to low from the east to west.Its global Moran's index is 0.512,which shows significant spatial autocorrelation.Then,the factors selected by the selection system explain the change of urban land price in study area well,and the effect of these factors on urban land price has the features of spatial heterogeneity,which means law and degree of it changes with geographical position.Besides,the factors including traffic conditions,educational conditions and medical conditions have obvious different influences on urban land price in different places.It shows the distribution of these factors in study area is unbalanced.Finally,this paper studies the land planning method in study area based on the research results,considers the methods that enhanced urban value as the core,and provides suggestions according to local conditions.The research conclusions provide scientific basis for the relevant government departments to formulate targeted control measures and to regulate land market rationally.
