Land price is an important feedback indicator for the operation of the land market.With the rapid development of China’s economy and society,the demand for various types of land has continued to increase,and the value of land use rights and asset values for rural commercial collective-owned construction has become increasingly apparent.In recent years,China’s “three plots of land” reform pilot has gradually deepened,and the newly revised “Land Management Law” in 2019 has further removed legal barriers to rural commercial collective-owned construction land access to the market.However,at this stage,the market for the transfer of rural construction land in China is mostly in an invisible,spontaneous,and disorderly state.Studying the price of rural commercial collective-owned construction land has become the core and key to promoting the healthy development of the land market.At present,the discussions related to the prices of rural collectively-owned construction land include the connotation,formation mechanism,valuation methods,etc.of transfer prices.Through reviewing existing studies,it has been found that the spatial distribution characteristics of prices,influencing factors,and the effects of each influencing factor on land prices The study of laws is less.Therefore,this paper takes Yang Cheng County as an example to carry out an empirical analysis of its spatial differentiation and influencing factors.First,based on the actual situation of Yang Cheng County,construct a land price influencing factor system for merchants ’land and industrial and mining warehousing land from both macro and meso perspectives;then,combine exploratory spatial analysis techniques and geostatistical interpolation methods to explore the two types of land prices spatial distribution characteristics.Finally,compared with the traditional OLS model,the GWR model was used for data calculation,and the calculation results were visualized by ArcGIS software,and then the detailed analysis of the land price action rules of each influencing factor was performed.The main research conclusions of this article are as follows.First,through exploratory spatial analysis,it is found that the two types of land price curve values show a low-to-high and then-low state in the east-west and north-south direction.Both types of sample land prices are in global space.There is a strong correlation,but the differences between localities are more obvious.The second is through interpolation analysis,it is found that the commercial area has a tendency to spread in a layered fashion around Feng Cheng Town as a center,and there are many high-value areas in the industrial and mining warehousing land,and the high values are mainly distributed near the industrial and mining warehousing park.The third is to use geographic weighted regression model to calculate and find that there are significant differences in the spatial effects of various influencing factors on land prices.Using ArcGIS software to visualize the results,it is found that macro trend factors have the highest degree of impact on the two types of land prices,of which Population density,per capita arable land area,and topographical slope have the greatest impact,and meso-differential factors such as schools and farmhouses have the least impact.Combined with the results of the analysis of the spatial heterogeneity of land prices in Yang Cheng County,the analysis of the effects of influencing factors,and the actual situation of the county town,this paper proposes to accelerate the process of urbanization and promote the integration of urban and rural development;promote the optimization of the layout of village land and continuously strengthen land consolidation;implement tourism Suggestions on development planning and promoting the development of characteristic tourism.
