The Research On Influencing Factors Of Residents' Satisfaction Degree In Urban Renewal

In the past 30 years of China's urbanization construction,data from the National Bureau of Statistics shows that in 2017,the urbanization rate in China reached 58%,which was nearly 20% higher than in 2000.Such high-speed urbanization has brought heavy pressure on urban resources and environmental protection.In order to alleviate the negative externalities caused by urban development on resources and the environment,the Central City Work Conference clearly stated that future urban construction needs to shift from speed-based expansion to quality-based urban construction.From the long-term urban development process at home and abroad,we can see that urban renewal as a new concept of urban development can not only effectively improve the quality of cities,but also effectively promote the vitality and competitiveness of urban development.The city is an integrated human-centered environment.Urban development should reflect the overall interests of the public.Urban renewal should meet the community residents' demands for rectification.However,the traditional update model lacks satisfaction with community residents.At the same time,while improving the urban environment,the renewal of urban renewal becomes a manifestation of the government's will,the realization of the designer's personal value,and the developer's means of capturing violence.The attitude of residents in the community to update projects and the remediation demands of community residents have been ignored.Many of the current urban renewal projects in China are mainly demolition and reconstruction.Such up-to-date renewal operations,while bringing about rapid urban development,also bring about many negative externalities,which are gradually being rejected by the sustainable development of the city.In order to meet the requirements for the development of “low-cost,small-scale,and simple procedures” in emerging cities,the “micro-renewal” model emerged as the times require,and has been repeatedly implemented in large cities such as Shanghai and Shenzhen.Comprehensive renovation is a typical application of the micro-renewal model in urban renewal projects.Compared to the urban renewal model that requires external intervention,the micro-renewal model represented by comprehensive remediation advocates endogenously-based endogenous protection and updates community residents.Appeal is the core,and the pursuit of the balance between residents' satisfaction and community development is to the greatest extent possible.The thesis introduces the theory of residents' satisfaction into the field of urban renewal,and explores the factors affecting the satisfaction degree of residents in comprehensive renovation projects.First of all,through the theoretical analysis of urban planning,community development,neighborhood theory,organic renewal,etc.,refer to the theory of resident satisfaction,and build a theoretical model of the influencing factors of resident satisfaction.Then through literature review and expert review,we initially determine the factors that affect satisfaction,and then use the principal component model based on the principle of importance to screen out the impact factors: subjective emotional factors of residents,project transformation content factors,third-party service factors,and government service factors.Based on the results of the main component screening and weights assigned to each factor,a fuzzy comprehensive evaluation model was used to quantify the current status of residents' satisfaction.Furthermore,the problem factors with low evaluation of satisfaction and large disagreements were clearly identified,and an explanatory structure model was used to establish a hierarchy of problem factors,clarifying the sequence of problem factors.Finally,it is determined that the “update policy popularity” factor is at the bottom of the hierarchy,and the solution will have direct or indirect impact on other factors and it is a factor that needs to be given top priority.The “hidden influence of construction process”,“expression of residents' rectification appeals” and “property management of the project after renovation” are at the top of the hierarchy and are the most directly affecting the satisfaction of residents.The urgency of the solution is relatively high.Finally,through the questionnaire survey of community residents in Jiaxi Village,Yuzhong District,Chongqing,the paper quantitatively evaluated the status of satisfaction with community renewal,and clarified the main body of the influencing factors.Based on model inference results and case studies,based on the three main dimensions of the government,independent third parties,and residents,propose countermeasures.
