Research On Real Estate Construction Project Cost Management Based On Lean Thinking

For the real estate project management priority among priorities of the project cost management,the current development of China's real estate enterprises are widespread problems,improper management system is not perfect,the management level is low,the adverse situation caused by high cost and low efficiency of the project.Whether an enterprise can stand in an invincible position in the fierce market competition and achieve greater development space,the key lies in how much profit it won.Now the final goal of the project management of real estate development enterprises are: low cost,high quality and short time so as to obtain greater profits;the low cost is the core and foundation,these goals clearly,cost management is the priority among priorities of the enterprise project management,cost management level,directly affect the number of enterprises profit.In this paper,theoretical analysis according to the proposed problem case analysis and conclusions of research,from the construction project of the support layer organization system management method based on four aspects to build the lean thinking of the construction project cost management system,and mainly adopts the method of target cost method and the earned value analysis of cost control,combined with the construction cost management system has carried on the case analysis,gives a specific cost optimization measures based on lean thinking.In this paper,the use of foreign excellent cost management theory,the application of lean thinking to improve the existing cost management methods,in order to enhance the cost of real estate development enterprises competitive advantage.the theory and method of lean manufacturing is applied to the construction of real estate projects,which has some theoretical significance to reduce the cost of real estate development projects.According to the characteristics of their own real estate projects,the cost from the construction stage focus on real estate projects,put forward the cost control scheme under the lean thinking of real estate project cost management,to solve the problems existing in the process of real estate project development,build a reasonable system of cost control,reduce project cost,improve corporate profits and competitiveness,to promote the cost management method based on lean thinking practice in China's real estate project cost management has some practical value.
