As the increase of urbanization,social mobility and the shrinking of family size,population urbanization has become an important growth point for economic development.Compared with the traditional household registration population and urban families,research on the housing consumption of urban resident population becomes more and more important.With the advancement of real estate marketization in China,urban residential housing gradient consumption systems are gradually formed.However,the phenomenon of immature development of the leasing market and overheated investment in some regions still exists.There are few researches on the influencing factors of housing gradient consumption in academic circles.Therefore,it is of great theoretical and practical significance to study the influencing factors of housing gradient consumption behavior of urban residents.Based on previous domestic and foreign researches,this paper combines China's real estate construction with four types of 17 variables including individual characteristics,family characteristics,psychological characteristics and macro-policy factors.In this paper,the housing consumption of urban residents is generally divided into two major gradients: leasing consumption and purchasing consumption.Then the purchase of consumption is divided into three gradients: first set of just-consumed consumption,two sets of improved consumption,and three sets or more of investment consumption.The influencing factors of the gradient consumption behavior of urban resident population housing adopt binary Logistic model.The article takes the permanent population of the 9 districts of Chongqing as the research object.After completing the reliability and validity test of the questionnaire data,this article conducts an empirical study.The main conclusions of the final empirical study are as follows: Study on the influencing factors of gradient consumer behavior of housing hire and purchase shows that there are seven factors such as age,residence time,household registration,number of households in the family,family assets,possibility of migration,and the right to purchase and purchasing same rights policy have a significant effect on the gradient consumption of rent-purchase;Study on the influencing factors of gradient consumption behavior of housing purchases shows that five factors,such as family assets,house price expectations,age,interest rate,and purchase restriction sales policy,are applicable to urban resident housing purchases.
