Since 1998, the housing-reform practiced deeply in our country, the real estate market got swift and violent development. Under the push of urbanization process, the government "land of finance" reform, developers benefit pursuit efforts and many other reasons, the commercial housing price were pushed up again and again, far more than economic level. On the other hand, since 1999, our country’s higher education concept turned from outstanding person to popular education, and higher education scale expanded unceasingly when expanded enrollment policy in higher education. On the third hand, there are a large of "sandwich class" residents, including university graduates, due to the narrow coverage, access and exit mechanism imperfect, lack of housing supply and other issues about our country’s housing security system. As a result, the housing problem of college graduates become a employment, urbanization and social equity as one of the problems, and research to solve it has important and practical significance.Combination of Nanning real estate market and the status quo of affordable housing, In Nanning city university graduates group housing problem as the research object, Through the questionnaire survey to understand Nanning college graduates of the present housing situation, Nanning city university graduates group housing problem:Monthly income less, housing co., LTD., through urban villages from building rented to solve housing problems, but hidden dangers; Difficulties that buy a house, buy into the same phenomenon is serious; Be repulsive to double sandwich layer. On the questionnaire data statistics, analysis, the establishment of Logistics regression model respectively, analyzes the influence of new college graduates employment rent and purchase ability factor, and combining these factors using the residual income method respectively calculate the income level of rent and purchase of ability to pay, to analyze whether they have the ability to pay housing.Conclusion is obtained by the previous analysis, this paper puts forward countermeasures and Suggestions:broadening the scope of public housing guarantee, and rent subsidies and rent simultaneously; For the college graduates provide plenty of small family housing price room; Raising housing market way to expand housing housing, accelerate the realization of university graduates housing; Ensure that accumulation fund policy implementation.
