After decades of development,China's real estate market has gradually become the pillar industry of national economic development.However,the problems in the real estate market are becoming more and more serious,for example,the land resources are not fully utilized,the infrastructure construction is not consummated and the housing price is increasing rapidly.These problems seriously affect the healthy of commercial housing market's development,which needed to be solved.Based on this background,the thesis studies on the interests game between the government and developers in the commercial housing market from three stages.Firstly,in the land transfer stage,the impact of price to the land transfer has been discussed.According to the characteristics of the land transfer listed,a complete information dynamic game model of land auction has been established.Secondly,the corresponding complete information static game models between the government and the developers on the infrastructure cost sharing problems have been established,and some suggestions have been put forward.Thirdly,by analyzing the intrinsic motivation of housing price promoting between the developers and the necessity of government regulation,the non-cooperative dynamic game model of incomplete information of the housing price has been established.Finally,the thesis takes the land market and commercial housing market of City W as an example and verifies the land auction,infrastructure cost sharing and price control in the same stage of the game results.By using the game theory,this thesis establishes three main game models and analyzes the interest game between the government and the developers in three stages.The problems in the commercial market have become more clearer and some reasonable proposals on land transfer project,infrastructure construction and regulation of housing price have been suggested.It has important practical significance to the healthy development of the commercial housing market in the future.
