The issues of agriculture, rural areas and farmers have always been a fundamental issue related to the national economy and the people's livelihood.Since 1982,the Central Document No.1 has attached great importance to this issue. However, the tenure security in the process of farmland marketization has not been resolved well, which makes it one of the important reasons for the “three rural” problem. With the implementation of the strategy of "Rural Revitalization",the farmland issue has become the focus of attention for public again. In recent years, the development of modern agriculture through the establishment of agricultural enterprises all over the country has played an important role in the modernization of agriculture. However, the tenure security of both enterprises and farmers in the process of establishing agricultural enterprises has become the key to the sustainable development of the enterprises. With the capital going to the countryside, many entrepreneurs and government officials, for their own interests, have made a lot of damage to the rights and interests of farmers in the farmland transfer, which is a potential threat to the long-term stable development of the rural society. Therefore, how to solve the problem of tenure security between agricultural enterprises and farmers in the farmland transfer effectively has become an urgent problem to be solved in theory and practice. This study is trying to discuss farmland transfer behaviors that can ensure the tenure security between agricultural enterprises and farmers, which based on the results of domestic and abroad study, and with the guidance of game theory and behavior theory.Starting from the perspective of the tenure security of the agricultural enterprises and the farmers, analyzes the influencing factors of the farmers' farmland transfer by using the multiple logistic model analysis method. The full text is divided into six parts. The first chapter describes the research background, purpose and significance, domestic and abroad research review, research ideas and methods, research content, technical roadmap and so on.The second chapter is the related theoretical basis and the definition of farmland transfer behavior;the third chapter is the basic situation of farmland transfer area sample;the forth chapter is the empirical analysis of the farmland transfer behavior;the fifth chapter is the use of game theory on analysis stability of land ownership in the circulation between agricultural enterprises and the farmers. In the sixth chapter, the conclusions and policy recommendations are analyzed. On the study of influential farmland transfer behaviors experiment, the results show that the influence of the age of the household, the degree of education, the proportion of non-agricultural income, the average farmland area, and the subjective feeling of the tenure security have a significant influence on the behavior of farmers' farmland into transfer. The degree of education, the number of family laborers, the proportion of non-agricultural income, the stable subjective feelings of land rights, the average farmland area, the political outlook, and the political outlook and the choice tendency of farmland transfer have a significant impact on the behavior of farmers' farmland out of transfer. At the same time, from the game behavior analysis model of farmland transfer,we finally found that the mechanism of “Double Security on marketization of farmland property rights by proportion” is a feasible method to solve the problem of tenure security between agricultural enterprises and farmers, and ensure the sustainable advancement of farmland transfer. Finally, this study gives corresponding policy suggestions: which is to improve farmers' education and increase non-agricultural employment opportunities;improve the policies on farmland transfer;and establish a marketization on the “Double Security” farmland transfer and so on.
