With the rapid development of China's economy and the continuous advancement of urbanization,farmers ' demand for funds is also increasing.More and more farmers choose to go out to work or to engage in non-agricultural production,the professional nature and income level of the farmers have a big difference,which aggravates the peasant group differentiation.Because of the weak quality and high risk of rural land itself,the ability of farmers to accumulate funds is not strong,and because of the lack of suitable collateral,financial institutions have serious credit to the farmers,financing difficulties have been restricting the development of rural areas and farmers.The mortgage of farmland property right refers to a kind of financing way that the borrower applies for the loan to the bank as collateral with the management of the contracted land.As a rural financial innovation product,the Farmland property right mortgage loan can promote the various forms agriculture moderate scale management development,simultaneously,can alleviate the information asymmetry problem in the rural credit market,increases the farmer loan availability.Based on the research on the mortgage financing of farmland property at home and abroad,this paper guided by the theory of sustainable livelihood assets,property rights theory and transaction cost theory,this paper,from the five dimensions of household subsistence asset selection index,uses factor analysis method to simplify many variables,calculates the comprehensive score of relative variables of household subsistence assets,and divides the farmers into Non-agricultural type,non-agriculture-led,agriculture-oriented and agricultural-type four levels.Aiming at different types of farmers,the paper makes a comparative analysis on the factors influencing the demand of rural land mortgage financing by using Binary logit model.Based on the above analysis,the paper puts forward some suggestions to optimize the credit supply of rural financial institutions in China.The paper concludes as follows: firstly,the demand of farmland property right mortgage of different differentiation type peasant households has difference,the farmers ' agricultural land mortgage financing will be the most strong,and the agriculture-oriented and non-agricultural-oriented farmers have a higher degree of recognition of the mortgage financing of farmland property,and the potential for future demand is great.,"less land is not necessary" and other reasons,the demand is not high.Secondly,the demand of rural land property right mortgage is affected by many factors,and the different types of peasant households have different influence factors on the demand of rural land mortgage loan.The results of this paper show that among non-agricultural farmers,the travel condition and whether to buy insurance have positive influence on farmers ' participation in the mortgage financing of rural land;Among the non-agricultural farmers,the health condition is negatively correlated with the willingness of the farmers to raise the rural land;the educational level,the sown area,the house value and the average household income,the understanding of the property right mortgage financing policy has the promotion effect to the peasant household participation intention,but the peasant household age,the household labor force number,the medical and health condition,whether has the savings deposit,the relatives quantity is the obstruction function;among agricultural farmers,education,travel conditions,loan experience,The cognition degree of the policy has a significant positive influence on the farmers ' participation in the property right mortgage financing,while the land management area and the average household income are negative effects.Finally,in order to actively promote the agricultural land property right mortgage loan orderly,this paper puts forward the following suggestions: According to the different levels of peasant households,the size of the scale of management land,financial institutions should be classified management of farmers;rural financial institutions should increase the publicity of agricultural land mortgage financing,local governments should increase support to enhance farmers ' cognitive level,so as to improve farmers ' effective demand for the mortgage financing business,further improve the rural infrastructure construction,perfect the rural social security system,improve the rural social insurance and social welfare,and promote the all-round development of rural society and economy.
