Wanda Group was founded in 1988.After 30 years of development,it has become a large international enterprise group with a total assets of more than 80 billion yuan,an area of more than 6 million square meters and 13,000 employees.It is in a leading position in domestic commercial real estate and covers many industries.In the process of the continuous development and expansion of Wanda commercial real estate,some projects have deviations in management concepts,especially in the operation and management period of property management,there are many practical problems,lack of scientific positioning and planning of commercial real estate projects,do not pay attention to how to strengthen the project management,bring about lack of population flows and poor business efficiency,seriously affect the long-term operation of the project and the company's brand reputation.Aiming at the problems of property management in the operation and management period of Wanda commercial real estate project,this paper discusses the use of legal basis,professional and standardized management model,as well as the role of information system in property management to solve related problems.Firstly,this paper analyzes the main problems faced by the property management of Wanda commercial real estate project during the operation and management period,identifies the main problems existing at present,and analyzes the source of the problems,thus providing a directional theoretical support for solving the problems.Secondly,on the basis of the relevant legal basis for solving the problems of commercial property management,introducing advanced FM management theory,this paper analyzes the feasibility of using information system to solve the problems of property management,puts forward the optimization scheme of specialized and standardized management mode,and constructs the functional design of Wanda property management information system.In order to improve the operation efficiency and enhance the competitive advantage of enterprises,the paper puts forward some concrete solutions such as strengthen business analysis of shopping malls,do a good job in optimizing and adjusting businesses,improve business environment and operation facilities protection.Thirdly,combined with the advantages of the current information technology development,this paper puts forward the construction plan of the integrated information system for commercial real estate management.Through building the new development mode of "Internet + property management",it promotes the cross-border integration of Internet technology and traditional property,and integrates the two major links of cross regional business integration and business operation.And improve the service level of property management,help to achieve the ultimate goal of commercial real estate value chain system multi-beneficiary.
