Study On The Associated And Ripple Effect Of Real Estate Industry In Suzhou

The real estate industry plays an important role in the national economy of Suzhou.As the supplier and demander of many economic factors,the real estate industry has the characteristics of large amount of financing,long industry chain,wide spread and so on.The benign development of the real estate industry can not only speed up urbanization in Suzhou,provide jobs,but also promote the development of other industries.But what is the status of the real estate industry in the development of Suzhou's national economy? What is the relationship between the real estate industry and other industries? Which industries are closely related to it? Which industries are estranged from it? Has this association changed over time? What is the ripple effect of the real estate industry? All these problems require reliable answers through systematic research.Therefore,this thesis studied the associated and ripple effects of Suzhou's real estate industry and other industries,revealed the internal links and results of the real estate industry and other industries,and clarified the impact of the real estate industry on the social economy.And the research had great significance for the establishment of the real estate industry in Suzhou economy,formulating in line with the actual Suzhou real estate industry development planning and economic policy,promoting the real estate industry and other industries coordinated and stable development,and safeguarding the social stability.Based on the analysis of the Suzhou real estate industry development status and history,the input-output model was used to quantitative and qualitative analysis of the associated and ripple effect of Suzhou real estate industry and other industries of national economy.Then policy recommendations were put forward to promote the Suzhou real estate industry and related industries coordinated development.The thesis was divided into six chapters.In the first chapter,after a clear study of the real estate industry associated and ripple effect of the practical significance,from two aspects of foreign and domestic existing research status and achievements,the research contents and the research methods were set.The second chapter selected the real estate industry,GDP proportion,the real estate investment and the sales area of commercial housing to describe the current situation of Suzhou's real estate industry,and analyze the development process of Suzhou real estate industry.Based on detailed analyzing of the meaning of industry linkage and industry association,the third chapter introduced the meaning of input-output model,direct consumption coefficient,total consumption coefficient,direct distribution coefficient,distribution coefficient,influence coefficient and sensitivity coefficient,and found the relevant indicators to measure the associated and ripple impact of industrial linkage.The fourth chapter used the input-output table of Suzhou 2002,2007 and 2012 to build input-output model.Based on the inter industry supply and demand relation,the fourth chapter analyzed the backward,forward and ring related relations of real estate industry and related industries.The fifth chapter analyzed the ripple effect of Suzhou real estate industry from two aspects of influence and induction.In light of the associated and ripple effects of the real estate industry in Suzhou,the sixth chapter put forward the countermeasures and suggestions for the coordinated development of Suzhou's real estate industry and related industries.
