in recent years,the policy of real estate policy has been constantly adjusted,and the market situation has changed rapidly.The competition among various developers has been increasing.In the face of complex policies and market environment,strict risk management must be carried out in order to ensure that the economic benefits of the program can not be affected in the fierce competition.The construction process of the real estate development project is carried out in accordance with the established construction procedures,including land acquisition stage,design stage,construction bidding stage,construction stage and so on.Therefore,risk management work is also carried out in accordance with the various stages of construction,and each construction phase of the control work has its own control points and control measures.Among them,the design phase of the project is one of the most important stage of real estate development project,risk management in the design stage is the most key link in the whole process of risk management in the project.For some risk factors,if managers do not take effective measures to solve in the design phase,it is difficult to take effective measures to solve in the late construction stage.Even if there is a corresponding measure,it will cost more than the cost and time that will happen during the design phase.Therefore,for the real estate project risk management,we must establish risk management awareness in the project design phase.If we can discover the risk management process,risk events will not beleft to the construction stage and the sales stage.So we can solve the problem as soon as possible and take reasonable measures of risk to reduce the risk caused by the loss and ensure stable economic benefits of the project.This paper introduces the concept of risk and risk management,the risk management of real estate project contents and characteristics;analyzes the main work of domestic real estate project design stage,the design stage of risk management procedures and main methods;finally,this paper takes a project as an example,describes the management process including the risk identification,risk analysis,risk response and risk control with analytic hierarchy process and weight analysis method.According to the specific circumstances of the project,it is concluded that the main risk factor of the project design stage is that the apartment design is not in line with the market demand.The risk index system is established,and the risk responsemeasures and risk management suggestions are put forward.In a word,this paper analyzes the actual methods and actual results of risk management from two aspects of theory and practice and the combination of qualitative analysis and quantitative calculation.This paper demonstrates that risk management in design stage must be carried out in advance by means of combining technology with management,and must be systematic and need close cooperation of various departments.The summary of these management methods and experiences has very good guiding value for the actual work of project risk managers,and relevant staff can Direct work practice according to the method of thesis.
