With the rapid development of real estate industry,the return on investment of real estate development rose rapidly over the past decade.Thus,more and more real estate developers speeded up the construction,and then the commercial real estate emerged as the people required.The real estate developers constantly adjusted the investment structure to adapt to the policies,so there appeared more and more value-maintaining commercial projects in the market.A large amount of commercial projects have sprung up one after another,so the competition for customer resources was fiercer.The limited customer resources made the real estate enterprises have to change the idea,which made the capacity of commercial real estate project change from large to small as well as from small to delicate.Then,the community commercial projects emerged as being required.This dissertation studied the location,design,investment,operation and late reconstruction of the community commercial project,the existing community business from two perspectives.Firstly,based on the existing business theories,the location,design and the late operation of projects to be developed were analyzed.Then,he key elements and management points of community commercial projects,which should be considered at the early stage,were obtained.Secondly,from the perspective of the project management,some problems in previous building of the completed commercial projects were analyzed,as well as an effective evaluation model was constructed.Then the evaluation and analysis methods of management were used to analyze and evaluate the project reconstruction so as to solve the problems in the operation for the completed community commercial projects.This dissertation analyzed and solved the existing problems in the community commercial projects from the following parts.In the introduction,the research background and significance of commercial projects as well as the current studies on the commercial real estate at home and abroad were stated.In Chapter Two,the basic theory and idea of commercial real estate development and operation as well as the existing operation mode of commercial real estate were introduced.In Chapter Three,the difficulties and key points in the location,design,investment and operation of the current community commercial projects were deeply studied by the analysis for the current community commercial projects were deeply studied by the analysis for the real cases,and the existing problems in the cases were also analyzed.In Chapter Four,this dissertation proposed the solution from the perspective of the project management based on the analysis and market research of the real cases in Chapter Three.The real cases were quantitatively analyzed by the commercial theoretical model and the project management model to verify the feasibility of the solution.In Conclusions,this study was concluded and the next step of the study was stated.Based on the analysis of the existing cases,this dissertation could provide some ideas and methods for the development,construction,operation and upgraded reconstruction of the community commercial projects in future.It is great significance to provide some references for the investors of commercial real estate project.
